Pending - FREE - Gatlinburg Town Square Phase II - summer float 2 bedroom lock-off EOY (odd year use)

Giving away this Gatlinburg Town Square Phase II timeshare which is managed by Exploria Resorts. Usage is every-other-year (odd) and the next use will be 2025. Annual summer float, weeks 24-43.

The unit is a 2BR lock-off that splits into a 1 BR and a studio unit. The maintenance fees will be due in January and the rate has not been set yet, but the current year is $874 so I would expect a small increase over that for next year. Usage and maintenance fees begin for the new owner with the 2025 week. We will pay closing costs and transfer fees.

This ownership is very flexible since you can split the unit and stay 2 consecutive weeks, or get 2 individual deposits with RCI/II. You can even deposit one side with RCI and the other side with RCI. We have been using this strictly to exchange and have gotten very good trades with RCI and Interval International. By locking off and depositing separately with RCI you get a total of 47 points to trade within their system. We have more timeshare weeks than we're able to use so we decided to part with some.
 
Is the maintenance fee paid every year or just the use year? How difficult is it to reserve a June/July week or an October week?
 
I've received a few direct messages and the deeded ownership may be taken, but I'll answer questions that have been asked just in case others are curious and the week becomes available again.

I'm not aware of any planned special assessments. Exploria seems to be doing a good job at managing the resort and annual fees add to the reserves.
The maintenance fee is only paid on use years.
There are no fees to locking off the unit to obtain two individual reservations. You reserve the unit/date you want, then use, deposit, or rent the reservations.
Unless something has changed recently, there is no fee to deposit to II or RCI.
I generally make my reservation about 1 year in advance and have never had trouble getting the week I want; often July 4th week.
