It was rather confusing for me when we got our first resale contract back in November. What I have noticed so far. We had two accounts, I think one was a paid off loan account and the other is the actual maintenance fee/club fee account. In the main account for our annual fees there are two amounts

Payment Amount - This is the club fee divided by 12. If you multiply this by 12 you will get the club fee you are paying. Ours is calculated incorrectly right now based on having PlusPlartners. I called to try and get PlusPartners removed but the call was dropped and I haven't bothered to call back in.
Total Due Amount - This is the amount that will be paid via AutoPay if you have that setup. If you don't setup AutoPay there is an $8 charge that will hit your account a few months later. I just manually paid the first two months and I noticed our January Total Due Amount was $24 higher. I called to ask why it was different and was told the $8 for non AutoPay per month. So $8 for each of the first two months and then $8 for the bill they just mailed. They did waive one of the months for me. I suspect we were getting mailings because I wasn't setup on AutoPay yet. I have found that Total Due Amount updates each month on or around the 10th. Our bill is due on the 28th. I am not sure if those dates are the same for everyone. I was able to calculate the correct amount for Total Due Amount since we received an annual assessment in late 2023. You might not have that since you just got your contract now. It is also possible that the seller already made the February payment. I would give it a month or so for everything to settle in and you should then be able to determine the 2024 monthly amount. I also noticed that the manual bill fee was not automatically charged through AutoPay. So after AutoPay charged our card, we still had a $16 balance I had to pay manually.
