Brain freeze. What fees must be paid when purchasing a resale?

Ownership Change, Club Activation and Club Dues? It’s been sometime since I added points into our HGVC account.

There will be a transfer fee and club activation fee. Since you already are an HGVC owner you won’t have to pay additional dues if you add to an existing account.

Where are you looking? For Scotland Lodges it is only a legal fee of £162.50 (used to be £195 but for some reason was less when I bought it this past January) and a points enrollment fee of £347

There are 3 fees from HGVC; estoppel, transfer and enrollment fees. They total around $1200.

Ownership Change

Part of closing. $450-ish.

Total closing costs will be around $900, unless you go through a broker like Judi who uses high-cost closers (and not the fastest ones either).
If it's up to you, you should go with LT Transfers.

Club Activation

A month after closing, paid directly to the HOA of your resort. $650-ish (not included in closing costs listed above)

Club Dues

Already an owner - not charged.
