Oceantime in Ocean City,Md

Just curious the place was in such disrepair we are owners of 3 weeks and havent been back in over 3 yrs...We have been depositing and going elsewhere..Have they done anything to fix plumbing issues, kitchen cabinets off hinges,dishwasher not working,full of murky water,shower controls turn n turn,stains on carpets ?? So sad we will like to come back in 2026..please tell me if things have improved..dont think MgMt cares or the Board will not spend their reserves..please what is the condition of units 105,201 and 306?

Have you contacted the resort? Do they send updates with your maintenance fee ? It’s good you can still exchange to other places. Let us know the outcome?
 
I stayed one week this summer and two weeks last summer. No specific maintenance issues this year. I think last year, I could hear a toilet constantly running but it wasn't mine, so I assumed it was the people upstairs. IMO the condition is no better or worse than it was in 2023, so I am not sure you would be any happier with it now.

Many many many too many times unit 306 was a disaster thats when we stopped going..anyone exchange and use units 105,201 and 306..what is there condition? Thanks
 
Oceantime is planning on redoing the master baths and going to LVI floor in the living area.
Dishwashers are going to be replaced and new door locks. Around 400,000
Dollars of improvements. I own two weeks of Oceantime and the Management company does a great job keeping the maintenance low while doing conservative necessary repairs. $577 to stay a week in a
resort towns is awesome. I enjoy staying at oceantime a lot.

Hi thats about time..Being owners of the 3 weeks we need to repair n replace stuff..forget keeping maintenance low(Fred) if the place turns into a dump!! So let me ask you think we should start using our weeks again?? It was turning so dumpy..Appreciate what you think..Bill
 
Well I think it the nicest ocean city timeshare but it not Wyndham or Hilton but the maintenance fees are a lot less. It want Dumpy go to Boardwalk one that’s definitely a dump.
As I posted non working dishwasher with sludge,broken shower handle no water,packed hvac filter with gross dirt.flithy spotted carpet in living room,kitchen door hanging all in unit 306..in one stay..not a dump??? Yeah Bosrdwalk One Real Dump,so I have heard

Forgot 201 broken leg on white dining atea table. Instead of replacing they out hazardous rivets to hold board connecting leg I have pictures
 
I am an owner of a week in unit 306. I didn't go in 2025, but in 2024 the unit looked fine. All the timeshares in Ocean City are pretty old. But of all the timeshares in Ocean City, Oceantime was the best and still is, in my opinion. Units that are used as rentals tend to be treated rougher than units that are used by the owners. I have never released my week for use as a rental. A few years ago, the cleaning company had to be replaced and that was a positive move. I love Oceantime....less than a block to the beach, no highway to cross, at the quiet north end of Ocean City.
 
Oceantime is a great location. Yes! I must agree with rainbows 1957, rental treat a timeshare totally different from a timeshare owner. IMHO.

Thanks 306, glad to hear issues were addressed from 2023, but We as owners should not walk into a unit in the condition we found in 2023..I told Fred he needed to hire a person to inspect the units one by one after check out..Fred Then budgeted and hired a person..so I guess no more issues..Hopefully we still have unit inspections after check out ???
No we have never rented, by the way don't rent thru Fred nothing ever rents !!!...We own week 19 unit 105, week 31 unit 201 (end) and week 38 306 (end)...Thank you again for posting about 306..Very Much appreciated !! Bill
