Ocean Villas II in Nags Head on the NC Outer Banks is currently closed due to a structural issue which is being evaluated. The balconies on the ocean side have had intrusions of salt air / water that have weakened the concrete. A fall of some concrete exposed the problem. Due to the type of reinforced concrete panels used by the developer, there is no recommended way of fixing it and engineers are working on a solution. My understanding is that it is likely to be into the Fall before they come up with an answer and a cost.

That's too bad. We exchanged in a few years ago, after they'd done some renovations. It was basic but decent for direct oceanfront, and of course a great location.

We lost our ownership at Beach House in Myrtle Beach over same, and now a second one down in SC, Kingfisher Inn in Garden City Beach, is closed for structural evaluation. Seems like the new reality for some older concrete oceanfront structures, especially after that collapse in Miami Beach. Insurance, and liability issues, for board members must be getting trickier.
