Have you seen it available for exchanges? Does it trade in II? I've never seen it in RCI, and we love Ocean City, so I look all the time.

I don't think it is a timeshare. At best they may have given some inventory to one of the exchange companies to rent out.

It's not listed in the resort directory for either II or RCI.

There are several buildings in Ocean City that have units with some kind of fractional ownership. They must have some local special category.

Looking at it in Google Maps, there is a single building with what appears to be an associated parking structure in the same block. The web site indicates it's a hotel with condo units available for rent and has no indication that there is an area for owners to sign in or do anything. A web search for Ocean City, Maryland timeshares turns up a number of them in the area, but none at the address for Princess Royale. Actually, however, several reviews on Trip Advisor refer to it as a timeshare, so it's a very stealthy one.

Ok, digging a bit deeper, it looks like the Princess Royale is really a condo hotel rather than a timeshare. A bit different concept.
