Oh, forgot to add that live close to here in NJ and have lived in and around NYC my whole life. Not taking subways now due to COVID-19 fears, though I suspect more undesirables are on the trains and tracks due to misguided policies of the Dope from Park Slope and Andrew Evil Eyes out of Albany. Still ok - but NYC overall sure not like it was under Rudy and the Frog.

After dark lots of shady characters Broadway south through 40 street. Occasional bums, mentally ill, and homeless on any street at any time. Some just laying for days. Right near the hotel there is one constant beggar with a cup and a homeless old lady who seems to have made her permanent squat on a large sheet of cardboard. Still, this property is great and well run so if I had to travel to NYC on business or just wanted a hopefully nice city vacation traveling across the country with family it is worth owning here. Issue right now to slightly be concerned about is continuing lack of support for policing brought by clueless politicians. My experience is that best to buy the place you intend to usually stay at because club exchanges are much more variable.
