Number of Units at Each Resort

Is there any resource anywhere that shows the number of units at each Vistana property?

I was looking at the Sheraton Vistana Resort map and was thinking that there seems to be very few pool areas as compared the number of buildings that there are on property? I have never visitied the property and only saw it through the trees from Imperial Palms. How many stories are there to each building? It seems with the small number of pools that they could be over run given the number of buildings. Is this an issue at Sheraton Vistana Resort?

Thanks for that resource. I wonder how they count the number of units? It is often said that Grande Vista has 900 units, but that is actual 2BR and 3BR units. If you count the lock offs, the number is almost double. Does Vistana count each side of the lock offs at Vistana Resort as distinct units, or is each 2BR and 3BR lock off a single unit?

I cannot answer your question but there are many pools at SVR, I think every phase having their own pool/rec area. The resort can feel disjointed because it is huge and very spread out. There are even different security gates.

Depending on the phase the number of stories vary.

I stayed there twice and the pools were never crowded.

They would count by sellable deed. So only if the lock off was sold as two halfs like WLR or WKV could you count two. The WKORV were sold as 2 bed only.

The MF DB was cleansed to only show sizes that were actually sold for MF purposes a while back.

We were just there during the Easter week in March and stayed in the Fountains I (our first visit back since we acquired the week in 2013). While the resort appeared to be full, we had no problem getting chairs beside the pool and didn't feel the pool was crowded. I think you are right that a lot of people spend a fair bit of time in the parks so it reduces the load on the resort property. Our kids (all four) loved the pools and only had two days where we didn't spend time in the pools.

In the Fountains the buildings are only three stories high (as opposed to some of the other phases) so the number of people per building is relatively less than other resorts we've visited, the map is probably a little deceptive since you can't tell that you've gone from a Fountains I phase to Fountains II phase, it is seamless with the Fountains and Lakes pools being easily accessible.

I don't own there but.
1 really hard to have one mortgage on multiple titles so thus I think a 2 bed is one deed.
2. Some units were listed in the offering docs to be sold as split lo and others whole.
So the answer is a specific number somewhere in the middle.

The most interesting vvn / Svn doc I read recently was the one on the so exchange system and the audit performed on it. The percentage of units vs units in the system etc. Fascinating. The number you are looking for is likely in there but I am not going a huntin for it at 11pm.

No - you would get one deed for either a 2 bdm, or 3 bdm. Not separate deeds.

The 2 bdms. at Lagunamar, and Maui, and many other resorts are lock-offs, but your deed will be for a 2 bdm., if that is what you buy.

If they were deeded separately, you could not reserve them together and get a 2 bdm. confirmation - VSE doesn't combine units to make a 2 bdm. confirmation.

In other words, if you own a 1 bdm. and a studio, they will not let you make a home resort reservation for a 2 bdm. - you will have 2 separate reservations.

At US resorts - the number of units must be determined and approved by the local planning commission, in the early stages of development.

At WKORV - they have stand alone one bedrooms (not half of a lock-off) and only those units were sold as one bedrooms.

They did not sell studios on Maui - I think Lagunamar is the only place they sold studios separately. (?)

I know on Maui, the local planning commission strictly limited how many units could be in each resort, so by not selling the studios separately, they could stretch that number - because a lock-off could be one unit. But I'm guessing that in Cancun, the local planning commission doesn't really care.

They did not sell studios on Maui - I think Lagunamar is the only place they sold studios separately. (?).

WKV has the ability to buy either side but the small side is still 1br. As do others on the mainland.

Good information. So they have laid out ahead of time the number of units that they could potentially sell as 1BR premium and 1BR standard units. I guess if they don't end up splitting them all, the number of units in the plan could be anywhere between 158 and 203?

Here's another one about planned units for the newly announced 5 resorts.

Good info. Not sure that is showing planned units, but rather the number of existing units at the hotel properties that were transferred with Vistana in the spinoff. It is possible that after conversion that the number of actual units will be different. I am rather excited about the additional properties in Mexico. I am sure there are a few others here that are less than impressed.:rolleyes:

You're right. If they remodel like they did in St John, the number of units would probably be around half or less, using 2 to 3 hotel rooms to make lock offs. But relatively small resorts either way.
