I have been waiting to see if I can pick up some low MF star options (under 16.00 per 1000 star options) for a good deal this time of year. I see lots of high MF resorts for free but the low MF star options generators are not down.

WKV Platinum 148k 2bed plat , 81k one bed plat , 67 k small one bed, 37 K small one bed gold plus
SVV 2 bed 81k 2 bed plat , 44K small one bed plat

What do you think ? should I keep waiting for more people to decide they can no longer afford their timeshares.

My impression over the last two years is that the number of resale listings has been declining for Vistana overall. Keep in mind that Vistana now has the deedback program and seems to be picking up more weeks via trade-ins to Flex. I suspect this has decreased the quantity of available free mandatory deeds.

You'll likely have to pay up on the front end if you want a low MF SO generator.

The mandatory Vistana resorts would probably be even more expensive if more people knew about them. In MVC you need at least 3000 points for a 1 bdr in Hawaii. You would pay 24k upfront and $1800 in MF every year. The prices you mentioned are very inexpensive by comparison both upfront and in the long run.

The Marriott Maui MF are less than Westin if I wanted to own in Hawaii. But I don't need to own in Hawaii because I am flexable with travel.

MOC OF 2BR - $2590.85 https://tugbbs.com/forums/threads/marriott-2020-maintenance-fees.297041/post-2356228
MOC OF 2BR (L or N Towers) - $2902.71 https://tugbbs.com/forums/threads/marriott-2020-maintenance-fees.297041/post-2356230

Even with the tax rebate at WKORV/WKORV-N this year it's pretty close (OFD at WKORV are more). You can make other arguments on location/room size, but those are largely secondary and to me inconsequential. Trying to book using DC Points is crazy expensive if you want prime summer weeks.

The other thing with WKORV/WKORV-N is that you get the flexibility to use the options to trade into other VSN resorts. With a week ownership at MOC you're pretty much locked into using a week at that resort or trading through Interval (which I think you would have to pay extra for).

Agreed. We picked up a WKV Platinum 1BR Annual earlier this year for $8k. It was a bit more than we wanted to pay, but given the limited availability, we went for it. Glad we did. We love the resort and the flexibility of using the SO's elsewhere. I hope you find what you are looking for.

Best regards.

Mike

I don't think prices are going to drop a lot unless there is some larger market downturn. Vistana has been aggressive in taking back weeks through trade in as well as offering deedbacks. Prices seem to have been high for the SVV mandatory weeks I track for about the last 18 months. Those days of getting SVV 81K 2BR weeks for under $1000 are probably behind us, at least for now.

I've been looking for WKV 2br Platinum since last year with no success. I don't see price going down in last 2 years.
