Was at SBP this week, just got back today. Here's what I learned at the Owner's meeting (apologies if this is old news). Take it with whatever salt you want (with or without margaritas!).

* SBP business is good but lots of EOY sales and financed sales by locals (not from the sales rep, from one of the people who handles closings). That could imply a lot of resale back to SVO to have that inventory available.

* SBP prices are going up May 1st, to coincide with the Hard Rock theme park being built nearby.

* They are trying to sell out SBP so that they can start selling a Westin property "on the beach".

* SBP developer prices are still cheaper than lots of other places since it's a "less desirable" resort. If you need to requalify a property and want a relatively good options/$ ratio (if that's important to you), SBP is a good place to look. myip did a great job using that inventory to get to 5*.

Since options are more important to us than location for our personal use, we chose to purchase enough from SVO to get us to 3*. We're still reading all the threads and details on how to do rentals after that.

Mini-review of SBP: Really good location and being not on the beach is OK with us. It's a 2 minute drive to get there. Our 2BR (not LO) was spotless and not stinky at all :) . It was in the yellow decor, which supposedly is getting made over? We liked it just the way it was. Easter week was busy but not sold out. Lots of traffic thru the sales center, though. Pool was warm. They are building a new pool by the new building. Overall a nice place to stay for a week with the DH, DS8, and DS11.

Do you have any current developer pricing at SBP ?
2BR lock-off and 1BR 'shotgun' units in high (9-43) season - curious minds want to know.

And how much is the supposed price increase on 5/1/08?

The pricing sheet we saw had the same Princeville prices that DeniseM posted a couple of weeks ago. The sales rep had a 2nd set of rates for the rest of the resort (the older section) that were a little lower, as I recall.

I'll need to ask the DH for what he remembered the rep telling us the rates would be May 1. It will be worth the paper it's printed on, but at least it will be a datapoint.

Thanks for posting. I am more curious about a Westin on the Ocean and where it would be located. The way you phrased it, sounded like a timeshare property.

Marriott currently has the best timeshare resort in Myrtle Beach. So if they do build a Westin, that is standard that they will have to beat. It will be hard, especially since I can't think of any property similar to the Marriott to build a new complex.

Thanks for the update. I think a timeshare on the beach would be great. I, personally, wouldn't travel all the way to SC only to have to drive to the beach. Living in Ohio, I have a mediocre view 51 weeks out of the year. :)

But one on the beach, within driving distance of my home, is a step in the right direction. I'd prefer Kiaweh, SC or Savannah, GA to Myrtle Beach but I'll take what I can get.
