Newbie looking for Info on Havasu Dunes

Hello,

I just purchased a 2 bedroom presidential unit for $99 including closing costs, I thought it was such a great deal that I bought it without doing a lot of research (I researched the seller thoroughly, the property not so much). does anyone have any recent experience? It was listed as a Wyndham property, but I don't see it on thier website- or any other. does anyone one know if it trades with other Wyndham properties, or do I have to go through RCI. In any event I'm pretty excited, I have 3 young boys who love to swim and the 3 pools and Lake should fit the ticket especially since Allegiant Airlines offers dirt cheap flights to both Vegas and Phoenix . If anyone has any info please let me know

I don't know what the maintenance fees are on a PRESIDENTIAL unit but we stayed there a couple of years ago. If I recall correctly it looked like a motel, the pools were very small and it wasn't too far (a mile?) from the Colorado River. Stay away from it during Spring Break. It seemed pretty quiet while we were there and sounds perfect for your family. :) I'm guessing it's closer to Las Vegas by maybe a 100 miles??

I hate to rain on your parade, but this resort is always on ebay for next to nothing, and can be rented for very little, so I'm guessing that it's not much in demand. Despite what the seller said, it's not a Wyndham Resort and I think it's trading power will be very low.

Right now there are lots of timeshares on ebay for $99 or less, so I'm not sure it was really such a bargain. It's 150 miles from Las Vegas and a little over 200 mi. from Phoenix. I think the location and quality of the resort leave a lot to be desired. Tuggers rate it 6.69 in the TUG reviews which is like a D+.

If you haven't completed the sale, I'd consider canceling it. This is a buyer's market right now, and you can do better.

Denise is, of course, right that there are better resorts. I am not sure how much better of a price you could get (what's $99 for a two bedroom?). My point was I think the maintenance fees are about $5-$600 (which is still NOT THAT BAD). It's no Hyatt or Marriott, for sure but there are people trying to sell their HD TS for MUCH, MUCH MORE so, if you are happy, I am happy for you.:whoopie:

In a normal economy, I'd agree with you, but I just bought an ocean front TS on Kauai for a total of $98. There are tons of fire sales out there and I just think the OP can find something nicer and in a more interesting area - even for $99.

Besides that, the other main problem with this resort is that it will not be a good renter or exchanger, so if they get tired of going there every year, or they want to exchange, it may be nearly impossible.
