Keep seeing mixed information. We have never used the timeshare for vacation - want to get rid of the timeshare altogether - currently paid off deed. 2 bedroom fixed week in middle of July for Sheraton Vistana Resort in Orlando - not sure how to get rid of it. I see an 'exit' option for deed back - but also see this was for Marriott so not sure if that's currently a thing and if they will accept it back - just don't want to continue with this anymore and move on.. Is that possible? Anyone have success in offloading at this resort - with something similar to what we own? Not interested in getting scammed by exit teams and not sure what legal representation is legit to work with, or what broker/firms, etc. to use that are not scams. Rather overwhelmed by the whole thing to be honest and figured once it was paid off we could get rid of it.

The confusion is understandable @KlunkyChiken (cool name by the way)
Under no circumstances should you pay anyone any money to "help" you get rid of it.
Here are a couple of options.
1. Post in the free section of this forum with the details in the link below included. If someone says they are interested, you can decide to pay for the closing or let the person taking over pay for the closing. Recommend using a reputable closing company such as LT Transfers or Resort Closing Inc. if you decide to pay some or all of the closing, only pay directly to the closing company you choose. Make sure to get a contract with some earnest money if going that route.
2. Deed back. I believe the deedback process is still active for Sheraton. Others will chime in but you can also call the resort directly to inquire.

Thank you for quick reply:

For the deedback - I am curious how much of the 'why/ reasons for exiting' they need to have and review? We simply don't use it, don't want to keep paying for it forever, never want to deal with it again, etc. - so I am curious how much detail I need to offer on the exit reasons and how much they require to allow it. Or is it best to just say financial position changed, cant travel, health issues, etc. - how do they prove/disprove your position?

I gave back a Sheraton Vistana Villages unit last year. It was quick and easy, and they didn’t ask any questions. However, the maintenance fees had to be up to date.

You should be able to do a deed back. You don't need to give them a reason why you want to deed back. If they ask, you can tell them you don't use it and no longer want it.

Send an email to marriott deedback/exit folks. Give them the particulars and see whst they day.

Thanks I filled out that form - they have a required field for reasons for the exit - I selected several - but yah, bottom line - we never use it. never have, don't want it. and all is paid off and current.. Thanks, It's not a Vistana Villages, but it is a Vistana Resort TS
