My guess is they expect a long permitting process...
 
This is a problem every place. Affordable housing is a major issue and no one wants to face it. Kids are staying home until 30 plus years old.
 
This housing is seriously needed. Even with two adults working professional jobs in the hospitality industry or in the trades, most families cannot afford the cost of owning a home on the Island. These are the people who run the resorts and make your vacations possible.

True, but the government is now requiring these units on the valuable resort land. They also do this is Cal., requiring affordable units to be located near/in the very expensive developments. Sadly they could build 2-3x as many such units if not in the most expensive areas as the land acquisition cost is much lower.

It is really difficult for resort employees, affordable housing will help. Our Hele On Bus route transports the resort workers daily to and from Hilo at least 2 plus hours each way thanks to all of the stops. Housing on the west coast of the island is simply not affordable. There are many employees who work in Kona and live in Hilo they make the 1 1/2 hour or more drive each way daily. At least this may help a few employees who work at these resorts.

What you fail to appreciate is the unique conditions on the Island, including the very high cost of putting the infrastructure for land development. Affordable housing in this case is to be welcomed, not NIMBY’d…

You miss my point. Why would someone want to purchase a luxury timeshare in the middle of a subsidized housing development? You may cry it's NIMBY, but that still doesn't answer the question.

When I was a kid, my neighborhood was blockbusted by subsidized housing. The occurrence was not pleasant. . .
 
You miss mine entirely.
It’s some affordable housing, in the middle of a much larger condominium and timeshare development.

Please don’t confuse this with your prior experience of what you call “blockbusting” in an urban/semi-urban context.

I do not doubt that this project will sell, as timeshares are now mostly sold as part of larger “vacation ownership” systems. Hawaii is highly marketable.

One of the things I don't particularly like about Waikoloa is that it is nearly an exclusively resort community. That's nice as far as it goes, but it's a pain to drive down to Kona to find a poke lunch place that is good enough that the residents will eat there. Having more of a mix of residential/resort properties for me improves the experience rather than the other way around.

Silly me, of course the planning commission approved it - our commission is heavily slated to developers without looking into the impact on residents for the roads, water and waste. The requests were submitted as separate entities so that the developer could build the timeshares and not be bound to build residential housing.
 
Besides the problem with decent Poke there is also the problem with local Grocery Stores. I thought the Priceville Grocery Store was expensive until we visited the Grocery Store at The Queen's Market Place. The Grocery Store up at Waikoloa Village was much more reasonable.

In addition to the KTA market in Waikoloa Village, there will also be a Foodland at the new Waikoloa Plaza. All of the Foodland Markets have the same prices and there is an existing Foodland Farms in the Mauna Lani Shops where you can shop online for curbside pickup. I agree that the Island Gourmet Market in Queen's Marketplace is ridiculously high but they cater specifically to the resort community at Waikoloa Beach.

My biggest fear is that the addition of almost 1200 new units will make traffic unsustainable on our 2 lane highway. The planning department is open for public comment before a final decision is made. I don't know how many residents who take that road to/from work everyday will chime in but we already have congestion in that general area. Also providing three acres of public parkland is not very much considering the size of this project. The natural resources on the leeward side of the island are already stressed. Potable water is scarce along the Kohala Coast.
 
The traffic congestion is indeed an issue, as well as emergency access/egress… not only is the #19/Queen K highway vulnerable, but the entire resort development has only two entry/exit points. The closest way up away from the coast (Waikoloa Rd) is also only a two-lane highway, with the size of the Village up the hill also slated for a massive housing expansion that will see its population almost double in the next few years (projects approved, with phases already started.) There’s already a problem with evacuation routes as it is…
