New Resort Listing for the Penthouses at The Quin

Just noticed that they've added a separate resort listing for the Penthouses at The Quin. You have to call to book them. These are all being sold as fixed week fixed unit ownerships, so I'm not sure how easy they would be to get. I'm also unsure whether there will be any separate restrictions on reserving them. I do own a studio penthouse there, so I'll be asking about it on Tuesday when they open up the call center.
 
Decoding the listings for the Penthouses at The Quin:

Studio Penthouse SH2 - this is room 1803 on the 18th floor. The listing shows 271 SF, but the floor plan in the disclosure package for the 18th floor shows 251 SF and shows it with a lock off entry of 38 SF to combine it with 1804, the 1 BR Penthouse on the corner of W 57th and 6th. Room 1803 does not have a terrace and looks out on W 57th.

Studio Penthouse SHL - this is room 1802 on the 18th floor. The listing of 293 SF is close to that of the disclosure package, which has 292 SF. Room 1802 does not have a terrace and looks out on W 57th.

Studio Penthouse SPH - this is rooms 1703 and 1705. Room 1703 is 275 SF with a 160 SF terrace looking out on 6th. Room 1705 is 285 SF with a 184 SF terrace looking out on W 57th. Those are based on the disclosure package - the listing shows 275 SF for the room and doesn't list the terrace size.

1 BR Penthouse 1H2 - this is room 1901 and spans the 19th and 18th floor. The portion on the 19th floor is 798 SF and has a 923 SF terrace on the 6th Avenue side and a 335 SF terrace on the W 57th side. There are stairs down to the 18th floor where the bedroom is. There is a 129 SF entry lobby on the 19th floor and a separate elevator that goes down to the 17th floor, where you have to shift from the regular elevators. There is a 60 SF lock off entry between it and room 1802 on the 18th floor.

1 BR Penthouse 1HL - this is room 1804 and based on the disclosure occupies 913 SF on the corner of the 18th floor on 6th and W 57th while the listing shows 914 SF. It has a 456 SF terrace looking north. As mentioned above, there is a lock off entry between it and room 1803.

1 BR Penthouse 1PH - this is rooms 1702, 1704, and 1706. Room 1702 is in the northern corner of the 17th floor on 6th. It is 620 SF, has a 770 SF terrace, and has a 28 SF lock off entry with room 1703 (SPH). There is an additional 43 SF lock off entry outside of the 28 SF one that can combine rooms 1702, 1703, and 1704. Room 1704 is in the southern corner of the 17th floor on 6th and W 57th and is 475 SF with a 436 SF terrace that fronts on both 6th and W 57th. Room 1706 is 449 SF with a 373 SF terrace on W 57th.

1 BR Penthouse PH1 - this is room 1701 and is 427 SF with a 210 SF terrace on the northern side of the building and has a view of W 58th and an obscured view of Central Park.

BTW, room 1703 (SPH) should be available in week 20 this year - we took the points instead of using it as we already had other vacation plans.
 
Called in this morning and I was able to book SPH room 1705 for Thanksgiving. It looks out on W 57th rather than 6th, but should still have an okay view of the parade from the terrace, though not as good as it could be if 1703 were available.

The customer service rep didn't have much info on any potential restrictions on reserving there, just giving me the same as the restrictions at The Quin in general. I suspect that they might eventually implement restrictions similar to the ones they have on open season bookings at the other Penthouse resorts (Grand Waikikian & Grand Islander), limiting access to owners of penthouse units there.
 
Congrats! Are you an Quin owner? Is the lounge open yet at the Quin?

Might be worth picking up a resale in a few years when they come available to gain access to the lounge. We stick with W57 because we have access to the lounge.
 
I am; I upgraded a couple of inexpensive resale weeks at W 57th and The District to get a studio penthouse at The Quin, though it's actually at The Penthouses at The Quin now. The owners lounge isn't open yet, though you can get in and use the room when you stay there as an owner - just no food/beverage service. They are giving owners there debit gift cards for $50 per night for a couple using a room there in lieu of having it open - that seems like standard practice until they've sold enough to make it cheaper to provide the full owners lounge service instead.
 
Sounds like you got a great upgrade for your resales. What are the MF for a studio penthouse? Are they still developer subsidized?
 
The SPH MF for 2023 was $2,248.23, making it $0.0976/bHC point. The budget indicates it's not subsidized.

Since the SPH units include an external terrace that's not part of the calculation for the MFs (not heated, etc.), they cost less than The Studio Premier and Studio Premier Plus units. They're bigger than the Studio and Studio Plus ones and cost more than those. I had provided all of the MFs for the various units in the 2023 MF thread.
 
A lot of points in that unit. With the low cost / point it makes it cost effective to use in non bHC resorts. Do you use that unit (nice but whew nosebleed points!) or limit use to multiple NYC stays? or do you use some of your points in club units since you have so many?
 
So far I've just used the points for multiple NYC stays, but I've only owned it starting this year. I'm thinking about actually using it next year, but the usefulness in other units at The Quin is great. There's not all that much of a point difference between the SPH (23,040) and the Studio Premier Plus (20,160), but the difference with the Studio Premier (14,880) means I can get three 3-day weekend trips up there instead of one full week. It's nice to be able to score a couple of days over Thanksgiving at non-weekend prices in a Studio Penthouse unit, too.

Haven't used the points to go elsewhere, though, as I've got plenty of other options. I do agree that it's a feasible possibility with this, though.
 
Update: they have the availability for this resort on line now and it looks like you can book it! They also list the codes to break down the actual rooms for the ones that have multiple units. I was able to figure out which is which for the SPH units based on having made a reservation in the middle of a week for one, so those are:

SPH -1 is a Studio Penthouse (275 SF), room number 1703, on the 17th floor with a 160 SF terrace facing 6th. It is a non-accessible unit.

SPH - 2 is a Studio Penthouse (285 SF), room number 1705, on the 17th floor with a 174 SF terrace facing W 57th. It is an accessible unit with a roll-in shower and is hearing accessible equipped (notification devices for doorbell or knock and incoming telephone calls).

@GT75, could you update the sticky again to remove the discussion of needing to call in to book and to add the separate listings for these two in place of the single listing for SPH?
