Hello,
We have owned a HGVC Sunrise Lodge Timeshare since 2014. We are seeking a way out of this as we no longer use the property or the points that it comes with, nor do my heirs have any desire to “inherit” this property.
What we have already tried: Listed with HGVC Re-sale dept. 2 yrs ago. Nothing. Listed with Timeshares Only, 1 year ago, Nothing
Most recently worked with Liberty Timeshare Solutions/Tradebloc, (an expensive lesson in what not to do.). So what are my best options moving forward to be free and clear of this thing?

Lots of hints & tips in the Help & Advice section (in blue banner at the top of this page), from the drop down, choose 'Timeshare Advice'. On that page click on & read any topic that applies to you or you want to learn more about.
There is also an HGVS section in these forums that may have some useful information in it.

Don't pay anyone any up front money who claims they have a buyer for it or can sell it for you. Nothing but a scam to steal from you.

ALSO NOTE: No heir has to accept any property (or Timeshare) if they have no desire to do so!

TUG has a FREE "Timeshare Giveaway Forum" where you can simply attempt to unload it and finally be rid or it. List it there and see if you can find a willing taker for it and you'll finally cut yourself free.

Should you find a taker then go to www.LTTransfers.com and they'll take care of getting it out of your name. L.T. Transfers is a well known transfer company and will make sure the transfer is done correctly (Legal Title Transfer).

Welcome to TUG.

glad you found TUG after mistakes 1 and 2, before throwing away even more money with that mistake 3 you mentioned!

assuming you own a silver or gold week at sunrise lodge?

Well we have definitely been hoodwinked. Unfortunately Tradebloc was the biggest hoodwinkage, and they requested more $$$ to initiate a transfer. Which is when we said enough is enough. I did ask a couple of questions of our "Case Manager" Josh. 1. Isn't frontend loading illegal for debt consolidation services? (Knowledge i wish i had prior to this farce) 2. If Hilton does not accept it back with first right of refusal, who does it get transferred to??? Still awaiting answers, which I know I will never get.

Yes we have a Gold week, week 33.

It sounds like you still have a mortgage loan based on your question about front end loading?

Very difficult to get rid of with an outstanding loan, so stop contact with these agents promising to help you.

Have you tried listing it on the TUG Giveaway Forum yet?

I would think you would do that as soon as you read this if you really want to try and be rid of it once and for all. Why spin your wheels elsewhere with folks who want to scam you or not take it back? After all, haven't you been trying to get it out of your name for over two years?

Actually no loan. Unit was paid off within first 6 months

Well that's a good start. Also make sure that you are up-to-date with your MFs.

If that's the case, then try these three suggestions (some might have already been mentioned):

1) Try selling it if you think it has some resale value.
2) Try giving it away using TUG's Free Giveaway section.
3) Ask the resort's Homeowners' Association if it will take it back.
4) If all else fails, just stop making payments and let it go into foreclosure.
