Needing reasurance.

We visited ocean enclave in myrtle beach and purchased 4800 points 1br platinum season directly from them. We are 27 and I love the idea as it would force us to go and do more often. Even after doing a lot of math and telling myself we'd "break even" in about 16yrs, I had such anxiety that it wouldn't be a good investment and we'd be sinking so much money into it that i sent my cancelation letter today, the 5th day last chance to resend. Now I'm worried I should have kept it and am regretting the vacations we could have had. Please help me sort these feelings out.

one word - resale. If you liked it, look for a resale. There are lots of people here who bought developer and then found this forum, and others researched and bought resale first. In each case, you get the same points at the same place, just at a tenth or sometime less of the price. Getting Ocean Enclave might take some doing, but there are other Myrtle Beach properties and even buying cheap points and working the reservation to get bookings is possible. You are far better off with out the debt.

You did the right thing by rescinding. Hopefully you sent your rescission letter by certified mail so that you have proof of mailing within the rescission period. We always recommend rescinding a purchase if you have any questions about your purchase because you have only this one chance to rescind and do more research. If, after you have explored all your options, you still feel like that purchase was best for you and your family, you can buy it again. They are in the business of selling timeshares and they will happily sell you whatever they can convince you to buy. But, you have just this one chance to rescind. Congratulations on taking it!

Timeshares should be considered luxury items. If you can't pay cash, don't do it. Never finance a timeshare purchase. They are not investments; they are prepaid vacations that force you to take time off and go on vacation. Their value is in the enjoyment you get from from them, not in any sense of investment that actual real estate can be. You can get the same enjoyment from renting from an owner without the ever-increasing maintenance fees or being stuck with something that may not be a good fit for your family a few years from now.

Check out the resale market. You can pick up astounding bargains. But, don't feel like you have to rush into anything. Take your time. TUG is a great place to learn all you can about timeshares and the friendly people here will answer your questions.

You can buy resale for about $3k maybe even $5k. To track TUG rescission savings, mind sharing how much you saved with rescission? As half of tuggers initially bought developer/retail TS, there is no shame.

You should consider yourself in the top 10% in terms of luck, my friend, because you a) have to ability to purchase a timeshare (have the disposable income) and b) found us (TUG) in time to rescind because now you get to c) spend needed TIME to determine EXACTLY what you need and want and, having gained the power of knowledge, BUY IT!!

In the RARE (I would say "impossible", but I'm trying to stay open minded, here) event that indeed a direct purchase is what makes sense for you (I'd put this at about 1% probability? what say you, TUG friends?) then WHATEVER WAS OFFERED WILL BE REOFFERED AGAIN in 6-12 months when you are ready to buy after doing your due research and diligence.

I recommend you a) join TUG (become a member). It is $15 per year and totally worth it to be a part of this group! b) ask questions c) pat yourself on the back for rescinding timely!!

I'm happy to answer any questions you might have :) I should mention that I LOVE my HGVC, btw. I purchased my 3500 Platinum Every Year Studio Plus (Elara) for $147.50 off ebay. My MF fee was $661.28 in 2020 PLUS club dues of $182. I am the happiest little clam with my resale purchase!

The purchase was $32,000 for 4800pts 1br platinum plus 20,000 bonus points.

How many will be regularly traveling with you? Are there certain places you want to travel to on a regular basis? The reason I ask these questions as it will determine what you buy.

We have two children (4 & 2) and we wont be having any more. So 4 people total. We've been married 9years and have only take two vacations 3days each. It's not that we cant afford vacation but the anxiety of planning a trip always makes me decide to stay home. I think a hgvc would be the nudge we need to get out an experience more. I'd like to take the children to disney 2 or 3 times before they leave home, but I have no plans for regular destinations. We live in the south east. I'm sure we will be looking into resale in a few months but I'll admit I'm spooked right now.

Also, with a lower buy-in maybe you can avoid financing the purchase and that is a much better option if you can swing it.

Well, you made a great decision to rescind. The developer prices are so overpriced, but HGVC treats their owners, including resale very well. One of reasons we bought resale was exactly your reason, force us to vacation. We love the size of the rooms (we are a family of 5 and the added room makes everything so much easier.

If/when you are ready to purchase resale, come on back and learn as much as you can!

Great you sent your cancellation letter. Resale is the way to go. Watch tug carefully in bargain listings and you might find a few pop up for free.

As long as you kept a copy and you have proof of mailing prior to your rescission date you will be fine. HGVC is a fantastic system but like airline seats, why pay full price when u can get the same thing resale for a fraction of the price?

Pop that champagne for saving $$ and take your time to research here on TUG.

Now I'm sitting on pins and needles hoping my hastily worded letter was adequate.
As long as you said to cancel the contract _____ and everyone who signed the original signed the cancellation, mailed within the timeframe, you will be fine. HGV is a reputable company plus you the law on your side.

You absolutely did the right thing by rescinding.

I always suggest that people rent a couple of times before purchasing. Try different quality levels, different locations, different systems. Definitely buy a two bedroom unit (or enough points to reserve one); your family will need it to have a relaxing vacation when the kids are older. Definitely buy resale.

Take your time and do your research (which you are doing here on TUG right now) before buying. No need to hurry; prices are not going up during this pandemic.

As others have said, purchase on the resale market and you'll pay a fraction of what you would have spent otherwise. Who knows, maybe you can pay all cash and never worry about the purchase.

Do think about becoming a TUG member. It will be the best $15 you have ever spent!
