I have a friend who has asked me to help her research purchasing a timeshare in the Phoenix area. She has family there and visits yearly. Does anyone have any recommendations/warnings?

I know that the Sedona area of Arizona is extremely popular, but how are Phoenix resorts for tradeability?

Thanks for any info!

Katrina

I would say Scottsdale. Possibly the Tapatio Cliffs (Phoenix) although I've nveer seen one for sale. Shell Vacation Club (points) at Legacy might be ok although the Legacy is not in the category of Scottsdale Resorts and the area does not match the quality. There are plenty of Scottsdale Resorts with good rates. Check www.smartchoicetimeshares for the best deals. I would stay away from Cibola Vista (although it is the only TS on the West side of Phoenix (too bad it's also so far north; like the Villas at Cave Creek). There is also an Orange Tree Resort. Not too bad but on the small side. If you golf, not bad. Go for it!

The Sheraton in Scottsdale is very nice and is often available on ebay. Can't vouch for trade power but if you get a March week it should do well since that is Baseball's Spring Training and there are several teams in the area at that time. If it doesn't trade well they could rent it fairly easily, I think..

She should DEFINITELY consider Marriott's Canyon Villas or the Westin Kierland Resort. Both are amazing and are in great locations, closer to Scottsdale, but only 10 minutes from Phoenix. I have stayed at the Canyon Villas and as an owner you have access to the new JW Marriott across the street. It is wonderful.

We own a Sheraton Desert Oasis EOY 1 bdm. Premium (larger 1 bdm.), that I bought on ebay for $2,000. It's a floating week and the MF is $275.44. We rented it during Spring Training last year with no problem. It's a Starwood resort with a very nice pool - http://www.starwoodvacationownership.com/resorts/sheraton_desert_oasis/welcome.jsp

I see lots of SDO weeks on ebay for even less than what we paid. There are 2 on ebay right now - http://realestate.search.ebay.com/s...rgnZQ2d1QQsaslcZ2QQsbrftogZ1QQsofocusZunknown
-------------------------------------------------------------
One ended, but here are the last 4 that sold:
SHERATON DESERT OASIS, SCOTTSDALE, 5 STAR, TIMESHARE
$1,400.00 - Lg. 1 Bdm. EY
$494.00 - Sm. 1 Bdm. EOY
$365.00 - Sm. 1 bdm. EOY
$689 - Lg. 1 Bdm. EY

As most people have said, the TS resorts in the greater Phoenix area are mostly in Scottsdale. Some are great, some good and some OK. The price will give you a clue to their quality.

There is a new one "Cibola Vista" in Peoria which would be much better for your friend if her family was on the west/northwest side of Phoenix.

If the purpose of the Timeshare is to use to visit family and thus save on hotel costs, Orange Tree may be worthy of a look. Ebay often has units there going for $100. The newer developments are not as frequently on the market and the sellers are still under the spell of the sales claim that it is an investment that can't lose value and price their units too high.

Thanks!

Thanks for all the help!! I will pass this info on to her so she can start looking at the various choices.

WOW! Maintenance fees of only $275! How well do these places trade?

Is that MF typical of resorts in this area?

Did you notice that it's an EOY? EY MF would be $550.
