need help/opinions with florida home remodel

as you may know, my elderly aunt(94) has an attached villa in sun city center florida.. think it is about 1700 sq ft., 2bedrooms/2baths and needs a total upgrade in preparation to sell.
i redid the kitchen with granite counters tops, stainless steel appliances and TILE floor. it really looks good.
Now its time to tackle the entrance way, dining room, living room and den areas. i am torn between enginered wood OR using the same tile as is in kitchen throughout the house (not the bedrooms, will carpet those)
what would you do? pros and cons to all wood or all tile please.
also which should come first.. painting the walls or laying the floors?

I'm a big fan of using the same tile flooring throughout the whole living area. Breaking up the area with different materials will just make the place look smaller.

Personally, I prefer wood to tile. Tile seems cold and depending upon it's color, can show every little thing on it. I would hate taking care of all that grout too.
Wood seems warmer and richer to me.
 
Agreed.
In Florida, tile stays cooler and is less likely to warp or mildew.
 
I agree with Karen that different floors may make the unit look smaller depending on the layout.
 
My advise as a Florida real estae agent:

Dont be afraid of tile throughout the house, incl bedrooms...Remember you are in Florida...

Wood is big now, and lots of folks, especially those relocating from up north seem to like it.

The "new" look for tile is at least 18' squares laid on the diagonal

I dont think its necessarry to install the most expensive materials to sell the house, but dont go cheap either...buyers can tell. Let the rest of the neighborhood be your guide. If everything else has a middle priced ceramic tile do that, but if porcelain and marble is the norm; step up


But be careful with the budget, its easy to go overboard, especially in todays market. Many of our buyers expect all Florida realestate to be distress sales, foreclosures etc. and are unwilling to offer more than bottom feeder prices, no matter how nice the property or neighborhood
 
I live in a Sun City villa in SC. I guess it would depend on the layout and how the rooms connect. My entryway, kit and baths are all tile. Everything else is carpet. I am not a fan of tile in the living/dining areas. I prefer carpet or wood but that's me. Tile definitely keeps the house cooler and I think that people looking at houses in FL tend to look for tile or wood.
