Myrtle Beach Timeshare

Thinking about a ts in myrtle beach sc. I wanted the Caribbean but seeing that it may not be worth it b/c of airfares. I've never owned a ts. Started looking in Aruba but again airfares could be a problem. Any advise or suggestions?? I've been doing a lot of research on the steps prior to purchasing. Don't want to have any regrets. Thank you Suzanne.
 
I just got back from the Marriott Ocean Watch at Grande Dunes.

It is a beautiful resort, but I would have to guess that it is on the expensive end of what is available in Myrtle.
 
Over the years I have visited many of the timeshares in Myrtle Beach. I would have to say that Marriott's Oceanwatch is definately the best, so much so I own two weeks there. The location of the resort is perfect and the overall design and amenities are outstanding.
Unfortunately I have not had the chance to stay there for the past three years since purchasing a vacation home in Myrtle Beach but have instead rented the weeks out. It is a great resort and would highly recommend it to stay at or to purchase.
 
Myrtle Beach is a great place to go.. Not sure if I would own there.. The insurance commission is very weak allowing Ins. companies to hike rates at will it seems. Also with the past hurricane activity a lot of companies are keeping rates high "just in case" the area, gets another big one, comes around.

I had a unit at Sand Beach Club several years ago and got hit with a couple special assessments due mainly higher insurance cost.. Also the time frame in MB goes red at week 9 through week like 41 or so.. IF you get something look mainly at weeks 23 - 33.. everything else is not a good trader in my experience.

My week MB WK 36 unit with $690 MF traded NO better than my Dikhololo $350 MF week.

If you can find a Sands Beach Club summer week its great.. the place is ocean front with 2 bed units and is very private. I worked there in the early 80's with Vanna Whites brother Chip.. yes that vanna white of Wheel OF Fortune.. :D
 
Myrtle Beach

I think that you are doing all the right things. Take your time and educate yourself.

You might even vacation once in Myrtle Beach before you buy. Many timeshares offer 2-3 free nights if you go on their presentation. Hey, stay at two or three. :)

In any case, you should go to Myrtle Beach with a list of timeshares to check out.

Myrtle Beach timeshares are in high demand--especially during the spring and summer. One reason is that Myrtle Beach is a one day drive from mid-Atlantic states (Virginia, PA, Del, NJ, and NY.) And there's a lot to do at Myrtle Beach. And it's nice to have your own car and bring as much "stuff" as you want. That's why we bought in Virginia.

The negative is that a lot of the resorts are old. You may want to stay away from them. And some of the newer resorts are not on the water, or have very small rooms. I agree that the Marriott is the best that I'm aware, but it's also a little pricey. Still, if you buy resale, you will save 10's of thousands. Expect to pay over $5K to purchase a Marriott week, and pay about $1K annually in fees.

I also recommend buying a prime week--a week that you would often want to use. I prefer fixed weeks, but make sure you have enough Points if you purchase at a Points resort like the Marriott.

I would not recommend buying Marriott OceanWatch at this moment. Prime summer week is well over 12k and Marriott is spin-off from TS business and no one knows what will happen to Marriott TS in near future. I would not spend over 10K for unknown future, but I do agree that Marriott is the best one in myrtle beach at this moment.
My second choice will be sheraton broadway plantation. You can buy a SBP week for almost free on ebay. This property will give you starwood priority in Interval International, so it can be a great exchanger if you consider exchanging to other starwood resorts in mind. This resort has old phase and also new phase (still selling). Prime summer week will be rented well too. You can reserve your week at 12 months out and can use it yourself.

Wyndham also has some very nice resorts in MB. If you decide any of those would fit your needs make sure you buy RESALE - and in the prime time (summer) period. By owning at the resort you have ARP (Advanced Reservation Priority) and can get the hard to obtain prime summer weeks everyone desires. It is one of te few areas that, in the Wyndham system, require ARP to reliably obtain specific use times. Almost all others are easily obtained at the "open season" 10 month mark and points are points for use that way. MB has such a limited high value period and so much demand that ARP and ownership there if you intend to use it regularly are a must.

The Marriott resorts are also very nice - some of the best - but again make sure you have those prime summer weeks available to you if you buy there. Non-prime weeks are cheaper, easier to obtain but do not get you those prime times that everyone wants. A true case of by what you will use.
 
Not everyone wants a primetime week. My favorite time in Myrtle Beach is in September......which happens to be silver season. Those can be found at excellent prices IMO. Also IMO, no other Myrtle Beach timeshare comes even close to Oceanwatch in terms of location and quality.
 
Oceanwatch is a great resort (I rented there before owning which is more recent). I've also rented at a Wyndham (Seawatch and one other I don't recall off hand). Seawatch is older, but reasonably well maintained.

I'd recommend reviewing reviews on TUG and looking at rental rates (asking prices) on redweek. This gives an idea of how people view and value the weeks.

If you don't need peak summer, I'd recommend renting, unless you find a super deal - as off season rental is easy.

If you like great views, or might rent the unit out, I'd recommend one of top couple of views (varies by chain, Marriott has Oceanfront, oceanside, ocean view, and tree view; I've rented ocean front at Wyndham). You get a little more in rental fees, but they also rent most quickly.

I also love September. The summer is too crowded. I realize its not high demand but this is our favorite time. Thank you for all your input. This site is great ! I'm ;earning alot from you guys Suzanne

It IS a great time in MB BUT remember the vast majority of owners/renters/buyers do not want that time or, mostly due to school calendars, can't utilize it. For that reason the value (price) and demand are lower - MUCH lower - than the prime few weeks of the summer. A "great deal" on a summer week is 10+ times too high for weeks the rest of the year including the actually quite nice September use times. Graet to own & use - terrible to rent or trade. Don't pay much for it and it can be a great value for use. But don't think it carries value anywhere close to a period just a week or two earlier in the use calendar as it doesn't & personal taste won't give it that value.

Also, remember that you will want to sell that timeshare at some point in the future and non-prime time will be hard to sell. If you get the unit for next to nothing no problem you can just give it away when you no longer need it.

If you don't need the Marriott quality the other option is buying enough points at one of the Wyndham Myrtle Beach properties (I would recommend SeaWatch because of better point values) to get at least a 2 bedroom unit in the summer. If you go in September you could do that and have points left over (or you can add extra days to your vacation). You can get these points for next to nothing and when you wanted to sell you could give them away if necessary

IMO it does not matter what the majority of owners/renters/buyers prefer......but only what the OP prefers. If he/she wants a week primarily to use in September......then there is absolutely no reason to buy a vastly more expensive primetime week just because that's what others prefer. Your argument reminds me of when we purchased our first Hilton Head timeshare. We specifically wanted a gold week because that's when we enjoy being at Hilton Head. We knew we would never go during the summer when school was out. However, the sales rep kept trying to pressure us into buying a platinum week just for the reasons you mentioned.......which didn't even apply to us.

IMO the silver weeks at Oceanwatch are a great bargain because they include the month of September......which is gold season at Hilton Head.
