MVC Missing in Mexico. Why???

Hey gang,

Having just returned from the Aruba Surf Club, I am wondering why Marriott has ZERO timeshares in Mexico at this time? Does anyone know? For us east-coasters, a flight to Cancun, for example is less in time and cost.
 
Just a guess, that it is a combination of things . Already have it covered on the hotel side, safety concerns, may prefer Riviera Maya for one, may have an acquisition in mind, figured the interval Purchase would fill the void. May not see the area as being on par with St Thomas , St Kitts or Aruba or that Mexican Laws for it may not be favorable enough.

Vistana has three current locations in Mexico with another one to be converted to timeshares. IF the two systems should ever have some reciprocity, perhaps MVC believes they won't need to have MVC-specific properties in Mexico.

Vistana, now part of MVC found a way to make this work and has not one but 2 resorts in Cancun: Westin Lagunamar Ocean Resort and Westin Resort and Spa.
At the time of the acquisition (and several times after that) the MVC CEO mentioned the Mexican resorts and suggested (or I interpreted that way) that the products may be one day integrated. We will have to see

Back about 10 years ago there were fairly credible rumors of a MVC resort in Cancun to the point of a stated location (previous Caribbean Village Resort). Either the rumors were inaccurate or more likely, the project fell through. Others here will likely have more information.

Most, if not all, MVC resorts outside of the US are RTU

When will Westin be converted to timeshares in Puerto Vallarta?

As far as I know, Marriott still owns that property in Cancun. A rather small plot on the south side of Live Aqua which is beside the Westin Lagunamar. It seems that the financial crash of 2008 put the kibosh on any building and I suspect that Marriott Vacation Club is probably having trouble selling the land for what they consider a reasonable value. They probably paid a lot of money for it and still won't get anything close to what they bought it for.
 
Mexico has a security problem. The tourist areas are not overly affected but with 29,000 homicides annually the perception of lack of security is driving down tourism. As dioxide says the financial crash of 2008 paused MVC's plans but that's over now. Seeing armed soldiers patrolling tourist beaches, headlines about abductions and murders true or not is crimping the tourism. Until Mexico gets a handle on crime in general and does some PR work I don't think a family orientated organization like MVC is going to be looking to expand in Mexico.
 
As much as Tuggers try to deny it, I agree, Mexico has a perception of being dangerous. I know many people who travel to Mexico and have canceled plans in the past 2 years. The recent dismantling of tourist boards did not help.
 
I can only speak for what I know/see, but the BWI/CUN flight run is still hopping, and my timeshare resort in Cancun is still regularly full occupancy. I think there are number of reasons that Marriott would not expand their newly acquired footprint (through Vistana acquisition) in Mexico, but I would be financial heads the list, not concerns about security. We've seen armed guards all over Quintana Roo for the last 20 years, nothing new.
 
I think it's more likely Marriott made a mistake buying a piece of land that wasn't big enough to build on economically. Now the team that did that can't say they need more Mexico land because they already have some, but can't economically build on what they have.

It's tough on internal politics to say, "we made a mistake buying this Mexico land, we should buy more Mexico land." And much easier to say, "Mexico isn't economic for us right now."
