MF Trend for Beach Resorts

Dvc resale owner looking to add HGCV for sleep around points. All the research is pointing me to an LV property for the low MF. I see comparable MF for Myrtle Beach resorts at the moment. The MB route, I would book the property's resort season more often than Vegas. Over time, what has the trend been as increases fees for beach property. Is the long game safer with at Vegas? Thoughts?

Unless you want Hilton Head Island (Ocean Oak), South Carolina can be booked at 9 months and in fairly easily. Ocean Oak is very difficult to book. The major issue is what it would cost resale for an MB unit. Strand Capitol actually built and owns all of the SC properties. They also hold the ROFR for them and are very aggressive in taking back the deeds. You will spend more on the deed than you would in Vegas, considerably more. Take a peek at rofr.net and see what has been reported.


FYI, the SC resorts are some of our favorite. Ocean Oak and Ocean Enclave are right at the top of our lists. We own 2 Vegas deeds and use for club bookings, SC resorts included.
 
Agree with @dayooper comments. Your buyin costs will be much cheaper at one of the vegas resorts.

Compared to DVC, certainly, but Vegas, 2 BR Platinum, 11,200 points deeds are usually NOT free (although pretty cheap cf DVC)
Make sure you look at season, MFs (lots of posts at TUG re this) & make a wise decision...

There are quite a few other resorts that have good deals too, not just Boulevard (though I do own there). Depending on your timing needs, stalking Ebay for a deal might pay off. I used the maintenance fees per point spreadsheet in the 2025 Hilton Grand Vacations Maintenance Fees thread. I used it to compile a list of resorts and bedrooms configurations that would meet what I wanted and had low MF. Then once or twice a week I looked at Ebay, see if any of them popped up. It took a while, but last year doing that I ended up buying a an Ocean Tower, 1 BR Premier Small in platinum season for $847, and sellers paid all closing costs.
