Are you buying to use at all, or simply buying to rent? With that few points you probably couldn’t do both, at least not in the same year. And I personally wouldn’t recommend buying to rent (vs sometimes not being able to travel and occasionally renting to cover maintenance fees on those sporadic occasions).
 
Hi there Timeshare experts and owners. My husband and I have owned a timeshare in Mexico since the 80’s. It’s with UVCI. We have really enjoyed using it.
I tried renting it on Airbnb, but Mexico taxes took so much out. Unless there is a better way to avoid all those additional taxes that really cut into what we receive for renting it out, I won’t be doing that again. Any tips?

Subject 2: I’m thinking of purchase Wyndham access points. 112,000 for almost $1000 per year maintenance fees No purchase price and no transfer fees and no closing costs. Is this amount of points annually worth the $1000 maintenance fees per year?
Any Wyndham owners out there that can advise me on Wyndham usage , flexibility , extra fees?

I’m also interested in renting it out, any advice on the success or difficulties in doing that? Have any of you been successful at or , do you lose money or make a profit, or just break even?

Any and all advise is welcome. I’m excited to hear your seasoned advice and experiences.

I'm surprised that no one has chimed in already.

First of all, you really, really should only be buying to enjoy it yourself. Many, Many point systems now have clauses that prohibit commercial rental use and if you're advertising it on the internet in any way, it is deemed commercial.

1) AIRBNB doesn't take taxes out of anything I have ever listed, which is mostly wholly owned homes that I make pet friendly to have a niche in a town with lots of un-pet friendly timeshares. Anyway, I list for what I want and Airbnb takes 3% which is what it would cost me to process credit cards. The person who rents your place gets the bill for what you listed plus local taxes and Airbnb fees.

2) 112,000 Wyndham points resale have no way for you to make money at $8.9/1000 points. After a small quota of free Guest Certificates, one for that level I think, you'll pay $99 just to add a guests' name. You asked for advice, I'd advise you to enjoy your timeshare and not try what you're asking.

The funny(?) part is that they get 2 guest certificates at that level, but only 1 housekeeping credit and would pay $185 for a second one.
 
Buying with the intention of renting is not a good idea. And Access has almost the worst maintenance fees.

Wyndham is a great system to buy for personal use and a terrible system to buy to commercially rent. 112,000 access points is very little, and the maintenance fees on access are very high for what you get.
 
The problem with renting points from a small resale contract with no VIP is that you are competing against VIP owners who can make late reservations with huge points discounts and undercut your rental prices drastically. Those same owners may also be able to get instant upgrade confirmations and are renting 2BR and 3BR units for the amount of points it takes to book half a week in a 1BR. You really can’t compete against them, even if they may be breaking commercial rental rules. Buy to use and you will be happy.

Now, is a CWA contract a good buy? Yes and no. There are better CWS options out there that have cheaper annual maintenance fees per 1000 points. CWA is easy to get into and we took over a free one a couple years ago. If we were doing it again, we would probably look for a lower maintenance fee CWS deed.

Most resales have high maintenance fees. Wyndham seems like a good choice because there are so many of them. Any advice going forward would be appreciated. If there are other resources out there for finding a winner deal, please let me know? Craigslist & eBay are a little scary and I’m familiar with Koala and Redweek. What are your experiences with these sites, and with buying resales? What do you look for? I love learning all the ins and outs of time sharing! I want to glean from your experiences. Thanks for sharing!
 
VIP benefits do not transfer to the new owner. You can only get VIP if you purchase directly from Wyndham and most here will tell you those benefits aren’t worth the cost.

Are you looking for a Studio, 1BR, 2BR? I don't know about easily finding points systems with under $900MF for annual use, the cheap one's I've seen tend to run at least $1,200 after club fees/programs/etc. However,most of those are 2BR. You might consider 1BR will be cheaper, and maybe a "risky trader"? One person on TUG always suggests "Magic Tree" near Orlando for ~$500 a year MFs for a 1BR and often free pick up. However, IDK how well it's going to trade in RCI say, and you're adding $300 in exchange fee to that, but that still puts you at $800 for the use, but also have to figure out resort fees - so again, depending, you're still pushing more like $1,000 by the time you're done.

I almost suggest filling out the "what should I buy" post on the new to timesharing forum.
 
This may be on the low end of something that is useful. It's not impossible, but it will be hard.
The rock bottom would be Canterbury, where you could have around 163k for $900 MF+PF per year - but it's definitely going to cost four figures out of pocket if they can find it at all.
