Massanutten Resort help

We went to a time share tour/class today at the end we're offered a time share first it was $49k for 25000 points a year . When we said no way it went to $12,900 for 34000 points a year with a free week every year. Gold cards the whole nine . Wanted $1850 down and payments were around 250 a month plus a 600 dollar yearly fee. I'm not sure if that's good or not. Apparently it was one that someone else just wanted out of that had paid off nearly 2/3 of it. Any advice is good advice were brand new to this. Thank you all.
 
I'm surprised no one has responded before now. If you read more on this site you will find the general rule of thumb is to NEVER buy from the resort developer.

Do your research. Check the TUG Marketplace, RedWeek, eBay, or other sites. No doubt you will find the same or similar offerings for much less. Sometimes for as little as $1.

Hi, I'm somewhat knowledgable about Massanutten and @escanoe is actually knowledgable. To your specific question @rboesl is completely right: this is a TERRIBLE offer. Massanutten is huge, and none of the weeks at any of the resorts inside it (Woodstone, Regal, Summit, Mountainside, and a couple others) have resale value. As an example, I "purchased" an annual 2 bedroom week 52 at Regal for $1. That week has a point value of ~89,000 and a MF of roughly $800 a year.

34k points at a MF of $600 is horrible value inside RCI (the gold standard for that is 122k for $910 a year at Grandview). Happy to answer any questions you may have about Massanutten or finding a good week there, but any purchasing you do at Massanutten should absolutely be at resale. There is actually a Massanutten week for free in the Free Forum currently.
 
Also, Massanutten regularly has sales or openings in Extra Vacations and Last Calls in RCI. I just picked up a 2BR in Regal Vistas Sept 28-Oct 5th for $365ish plus taxes and fees. So unless you have fixed dates you MUST go to every year that you can buy fixed, I probably would always grab from RCI cash stays.

you can basically have your pick from massanutten timeshares offered by owners for free!

Regal Vistas summer weeks are not free, but not $12,900.

No Gold card with resale, but I dont think a Gold card will save you $10K

Info is a bit limited, but the lowest Regal Vista MF is around $750. If the ~600$ is accurate, they were probably trying to stuff him into like a 2bed at Woodstone in the offseason for $13k. That is a wildly bold ask. The $49k initial purchase in exchange for 25,000 RCI points is absolutely insane. The second offer was just average level timeshare insane.

No gold card is definitely a limit to resale. Gold card discounts are pretty limited though. You could probably get way more value from a $5 school coupon book.
