Marriott Vacation Club - 1/8/25 virtual sales presentation - cost

Sat thru a recent virtual sales presentation on MVC.
Here is what was offered:

Buy 4,000 pts at 17.72 per pt. = $70,880 up front
Maintenance at $.81 per pt. = $3,240 (plus $250 club dues) every year

That is one expensive vacation (even if financed over 20 years)

It seemed that 4,000 pts was the minimum amount that I would need.
 
What did they say when you told them people are willing to give you their points for free?
 
With 4,000 points the price per point would have likely been discounted 20%. That $17.72 is their full retail price. That said, it is still too expensive IMO.
 
concerning free points, they said that they buy back those points to "maintain the value for current owners" but did not go in to details.

FYI, I declined the offer . Looking for a resale.

You can check out ROFR.net. Though I don't know if there are any free ones showing there. You probably need to offer over $3pp or closer to $4pp to pass ROFR.
 
A senior moment. After reading the OP (Srhof845) post. What is the average cost in 2025 to purchase a 2bedroom Marriott's timeshare from a developer ?
 
it depends on several things. you have to buy a minimum of 2500 points (at least that is what they told me) but that will not allow you to get a 2br at every resort on every week of the year. for example, a week at an OCEANFRONT Marriott Ocean Watch in Myrtle Beach SC over fourth of July week is 5,400points. The same unit over Christmas week is only 1,125 points.

So if you want the 4th of July in Myrtle Beach it will cost $17.72 per point times 5,400 points = $95,688. if they offer a 20% discount it will ONLY BE $76,550. But in addition you will also pay 81 cents per point as a maintenance fee every year . So that is another $4,374 each year plus $250 club fee, and that amount increases by an average of 5% per year.

so to finance the $76,550 over 20 years at 10% (this is not an offer to finance) the annual payment would be $8,991.54. then add that to the maintenance fee of $4,374, which increases every year by 5%.

Hope this helps and yes it can be very confusing. The developers structure the programs to be confusing on purpose.

There not actively selling weeks if that is what you mean. They have offered in a combo with points purchase but usually dog weeks.

Marriott will actually sell you a resale week but ONLY if you ask and specify you have no interest in any points attached to the sale. Very few folks know this but they will provide you with a specific price quote for a "weeks only" transaction when you are at a sales presentation.

Rent whatever you want via Redweek; you will always be able to get what you want at a better cost when you factor in the cost of capital regardless of the length of your ownership time horizon.
 
Yeah, I would just rather rent the points from another owner for less than the maintenance fees on the points.

You do need an account for this, unless they are willing to make reservation for you,
 
My last presentation my offer was to buy 1000 points to use for the discounted 3, 4, and 7 night stays they offer. When I told the salesperson the weeks I have gotten thru II locking off and using my timeshare he realized could not sell me a large point package. I think it was around $17 per point. The presentation was quick and only lasted about an hour. The hard sell was for the retrun vacation packages. Started with a package for Hawaii at $1395 then a lower priced package for mainland resorts but still higher than I was offered at Palm Desert a few months ago.
