What do you think is a reasonable price for 2 bed/2 bath lock out unit during the gold season? I have seen them range anywhere from $11,000 to 17,500. Also does anyone know what the maintenance fees are at the property.

And one stupid question. If I buy during the gold season can I trade every now and then to travel during the silver season. I don't always want to travel during the summer months but would like to have the option.
 
I think somewhere in the $10,000-$11,000 range would be a good price. Note that what you are seeing are only asking prices. Use patience and a bit of negotiation to find your best deal.

As for annual fees, there is a historical schedule of Marriott fees in the FAQs for this Marriott forum. The schedule has been updated for 2007 fees. The direct link is here. 2008 fees have not yet been posted here. Watch this thread for a post within the next 10 days or so.

If you can get a week for 11k, jump on it.
More than 12,5 K pass on it.
As for the annual fees, in 2008 I think they will be about $1,100.00 for a gold week.
As for travel outside of the gold season, you would need to do that thru Interval International.

I 'jumped' on one for $11,000 back at the end of September and Marriott took it through ROFR. (And it took them 3 weeks to decide!) So, if you can get one at that price, go for it, but be aware Marriott may take it. Currently Marriott is seling them for about $25,000. I own one already and last year's MF were about $1250. This year's are not out yet; OP's meeting is this week.

Actually OP's proposed maintenance fees are out. As Jim stated above a gold two bedroom is just over $1,100 which is not a reduction in last year's fees as stated by the accompanying letter when you deduct last year's special assessment for Hurricane Wilma of $155. Operating fees are up another 10.2%, again!:eek:

California owners, don't cry on my shoulders too much about your taxes. My tax on the gold week I own at OP cost me $206.43, and heaven forbid if you own a Platinum week that jumps to $299.56 per week. With the devaluation of the home owners market in FL/CA I would assume that our HOA should appeal the market assessment value the county is using???

Here is the proposed breakdown of 08 fees for OP:
