I also posted this in buying & selling (not sure which catagory it belongs in?)

Is $9200.00 a good price for a 1bd./3 bath garden view ? It is every other year usage, the 1st being 2007. Maint. fees are 500.00 per year (every year)

What would a unit like this rent for during none holiday time?

Thanks for your help---------Christine

I agree.

There is an EOY (odd years) 1BR/2BA mountain/garden view currently listed on Redweek with an asking price of $8,500.

With an asking price of $8,500, a decent negotiated price will be somewhat south of that!

How does one figure the price to offer?
I would normally just pay the asking price. If I were to get the one from redweek, should I offer a lower price?

thanks for your help,-------Christine

You should definitely offer a lower price. Asking prices on timeshare resales are often two or three times the actual resale value of those timeshares. You need to decide what the unit is worth to you and offer that price.

What would be the better deal:

2bd. Newport coast Platinum floating week for about 9000 (EOY) or

1bd Maui Ocean club for about 8500 (EOY)

I am can easily use either resort.

Thanks again,-----Christine

Personally I would go for Maui, Ncv don't have lock-off so they are both just one use week. Both will pull an AC I think. Maui is the number one trade request in the Marriott system. What is the difference in Main fees? Keep in mind Ca. timeshares bill taxes separately I don't know about Hawaii. Maui is plat all year I have heard summer months are still hard to get at NCV. Also I live 20 mins from NCV it's gorgeous but the weather for beach going is best July Aug and Sept. For Hawaii is there a bad time for Weather?:hi:
