I have someone that wants to sell me summer week 28 at Harbor Point for $6200. What do you guys think about that week should I grab it or will Marriott be dropping Harbor Point soon. What is the mean summer price for a resale summer week at the Harbor Point. In addition, for those that own in Hilton Head Island can you tell me will this week at Harbor Pointe be a good trader.

I own At Harbor Point. It has been completely remodeled this year. I think $6200 is a good price. I don't see it being dropped after all the money was spent on upgrades. I also own at Barony and Ocean Pointe and have no hesitancy in recommending Harbor Point. That would not have been the case before the refurb.

I have had good trading success with Gold Harbor Point. I think Platinum would do very well.
 
I took a look at the newsletter that was sent to Harbor Point owners earlier this year and the pictures of the refurbished units look pretty nice. In addition, I noticed that they had to take out a 5 year loan to deal with damage that was caused by mold. It looks like there is a special assessment for the next five years in the amount of $150 to pay for the loan is that correct.

I gave counter the owners price with an offer of $4500 including closing cost and he accepted so it looks like I will get another Marriott week. I am still worried that Marriott may drop them but since the refurbishment as you said they may not.

I am just wondering if any Harbor Point summer owner has tried renting out their week and what they managed to get for it.

While all units for that week will trade the same, the unit type will determine the inherent value. For an A or B unit, it's a great deal, for a C units it's OK but is too much for a D unit IMO, unless you want to use it yourself part of the time. It is my opinion that Marriott will drop HP in the future, hard to know when. My guess is at the end of the next management contract after the one that is in place currently. IMO, that's long enough to take the chance and try to get some good trades out of it in the process.

It is on the 4th floor in the same building as registration and it has a view that overlooks the lagoon, deck, and pool. But, I guess they probably all have water view.

Do you know how long Marriott's management contracts usually run.

I see you are a Harbor Point owner. Has there been any discussions taking place regarding renewing the contract or are there rumors that Marriott may drop the resort after the contract ends in December 2008
 
I discussed this with the general manager recently. He told me that Marriott presented a new contract to the board. He feels that Marriott will continue to manage the resort since the renovated villas are now up to Marriott's standards. I am just hoping for the best. I haven’t seen the refurbished villas yet but hope to during the summer of 2009.
 
In prior years summer HP weeks sold for 6-8K. Unit sizes owned do not matter when trading. I have been an owner for 7 yrs and have done well trading and my week is not summer. That is a good price. One of my best trades was Harborside Atlantis. My newsletter is home that has the SA fee.

What are your thoughts on whether Marriott will be managing the resort once the present contract ends December 2008. Has there been any update on this from the HOA board of directors.
 
I paid $6500 from Marriott for my week 30 Harbour Point unit about 7 years ago. I have had fabulous trades - Ko'Olina 1bd in July, Ocean Point 2 bd Easter, Beachplace 2bd President's week, Orlando Marriotts many times Feb. and April school vacations, Grande Ocean in the fall. I have pretty much gotten everything I have requested with this unit. Most of the time I request very early. Oh, by the way, I've received a bonus week from II every year I've owned. It's been fabulous. I also own a Sunset Pointe sport week that is also a fabulous trader.

That would make it a B unit which are corner units in that building. If it fits into your plans, I think it's a reasonable to very good deal.
