Marriot KBC or Wyndham Kauai Beach Villas in October

WKV and SVV, Wyndham Canterbury, Wyndham Flagstaff
Both of these properties are older and have some negative reviews. Its for my 29 year old son for his anniversary. I am thing up north is too much rain in October. Should I go farther south MVC Waiohai is not available that week
 
The rooms at the Marriott KBC are small and the kitchens lack a cooktop, a result of the original hotel conversion. Those are the reasons for the negative reviews.

However, the units are well maintained, the grounds and pool are fantastic, there are multiple restaurants on site and adjacent, and Nawiliwili Bay is swimable. We used to own there and liked it a lot (we sold when the MF's got out of control).

I am familiar with KBV (I've never stayed there but I have walked the grounds) and think your son would prefer the Marriott KBC.

Wyndham Kauai Beach Villas is literally falling apart: 2 of the 3 oceanfront Bldgs.have been condemned, the interiors haven't been updated for years, and there is a lawsuit in progress - don't even consider it. (I own 4 weeks there.)

Denise is correct that there are serious issues with some of the KBV buildings. I would advise everyone to decline to accept ownership of a unit there even if offered substantial money to take it.
An exchange in this year would be a different matter. (The future of KBV as an ongoing operation beyond 2024 is not certain) We've stayed at the Marriot / Royal Sonesta a few times over the last 3 decades - as recently as February this year.
If I were 29 and being offered a choice, I would pick the Marriot KBC unless the following details were very important.
As already mentioned, KBV has a full kitchen.
The access time from a KBV unit to the car is no more than 1 minute. The parking set up at the Marriot has many variables. Unless a spot is found in the east public access lot, time between unit and car can be many minutes. If making more than one car trip a day, this could be important.
KBV units have laundry machines in each unit. I'm not sure about Marriott KBC.
KBV is located on a very sparsely used non-swimmable beach over a mile in length - much greater privacy.
KBV has access to the adjacent hotel pool complex. Not as fancy as Marriott KBC but still pretty good.

Unless the exchange into KBV is for 2 bedrooms, expect a parking lot view. The 2-bedroom units that exchangers generally wind up in have a lagoon view.

Well, it looks like that settles that! Even with some construction, Marriott’s KBC Is a really nice property and we never considered the kitchen a liability. It’s a bit limited for cooking a gourmet meal, but for breakfast and lunch and relatively straightforward dinners it’s fine. If we eat in for dinner, we have some fish and salad and don’t do anything too complicated. The artwork and sculpture. scattered all over the grounds is phenomenal.

We had an oceanfront 1 bedroom there and I would think it would be great for an anniversary gift. Duke‘s is right next door, so we went there a lot. We also got weekly SUP rentals and boogie boards for the week right there for a great price. And it’s nice and close to the airport, kind of in the middle of driving north or south for exploring and hiking. I would have loved a place like this for our anniversary when we were younger!
 
I could not get the one bedroom at Marriott just the parlor for his dates. He didn't like the sofa bed in the parlor so we switched to Wyndham Beach Walk in Waikiki. He has stayed there twice before once as little kid and once during COVID.
