Is anyone familiar with the financial issues at Arroyo Roble and what the future might look like? From what I understand, Waypoint defaulted on 179 intervals, and due to several financial complications I don’t fully grasp, the resort is facing a $3.5 million shortfall for 2025. There was already a special assessment of $975 in 2024, and the 2025 assessment increased to $1,641. I’ve also heard discussion about a potential Vacatia takeover that could include management responsibilities as well as control of unsold and resale inventory. I’m trying to get a clearer picture of what’s actually happening and what owners should expect going forward.
 
Wow, there is a very recent perfect 10 review submitted by an owner, perhaps they have some knowledge of the situation. It seems like a lot of independent resorts are running into difficulties. I'm not sure Vacatia is any better than Capital Vacations, both promote themselves as 'the answer' for independents ... get either in at the risk of being taken over.

Sorry to hear this. We’ve stayed there a couple of times and really liked it.
