Maintenance Fees for Biennial Ownership

Last February, we purchased a biennial use timehare, for even years.
We’re now being billed for maintenance fees for 2025.
I understand that the dues are to be paid every year, but do they normally charge for the points allotments, for a year when we have no points? I’d appreciate any advice.

It depends on the resort. Some bill the full MF every other year and some bill half the amount every year. Which resort did you buy into?
 
I'm confused. I thought they were all one now since our paperwork has "Hilton Grand Vacations" all over it.
 
Nope two separate organizations.

HGV is the overall parent company over HGVC, HVC, bHC (or HC) and former Embarc properties.
 
I believe if you are paying every year and own a EOY deed they are dividing the cost on one year's usage by 2.

sadly they sell it as every other year points. then they show you the MF, so you do the math to get the MF/pt ratio.

HOWEVER, they fail to mention that while the points come EOY the MF bill they showed you comes every year. so, now go back and double your MF/pt calculation.

you're confused because your sales rep wanted you to be confused, and think exactly what you think - all one big happy family. NOT true.
