Maintenance fees and combining Wyndham

I am considering purchasing resale points for Wyndham Ocean Walk Daytona but am a newbe with no ownership at all.

The first question is regarding the differences in advertise membership fees from various resellers ranging from ~2.00 per 1000 points annualized to over 6.00. There is plenty of good post and documentation on TUG insinuating that maintenance fees are solely based on annual point value. How can I determine the actual maintenance and all (transfer, point pooling, etc) other fees before I purchase.
I saw a link for a spreadsheet but I get the same out of memory error that others are indicating they are getting.

Other question...
If I purchase 168,000 points from one reseller and 308,000 from another, can I combine them? does it make sense to combine? What are the pros and cons to doing so?
 
I doubt you’ll find maintenance fees (MF) at $2/K especially at Ocean Walk. I owned there a few years ago and fees were closer to $5/K plus real estate tax at that time. Ocean Walk is a very nice resort but its not one of the low MF resorts. Unless you’re buying it for the high demand weeks (Daytona 500 etc) when you absolutely need to have Advanced Reservation Priority (ARP), I would recommend a lower MF resort. You can reserve at Ocean Walk during the standard reservation period with points from any Wyndham resort beginning 10 months prior to your check in date. I still like going to Ocean Walk even though I no longer own there. As to combining timeshares, there really is no need to do it and since they likely are deeded I doubt that you can combine them. If both the 168K and 308K are from the same resort then you would have ARP using 476K points at that resort and be allowed to reserve 13 months prior to check in.
 
The spreadsheet you referred to is absolutely the best source to deterine MF's, althought the calculator may be better for what if scenarios. I'm sure if the wyndhamowners.org site is down there are enough people here who have copies of both files and would forward to you on request.

As to the spread from $2 -$6 for MF's it is possible. The low end without understanding of the system are likely to be bienniel values, so look closely at ads. $6 is not so bad anymore and for some mud week converted units it could be much higher.

If you purchase with the same use year 168K and 308K they will appear in your Wyndham account as being able to be used as 476K at the 10 mth mark.

Not sure what your understanding of "combining" is however you may want to reread the sources or ask another question on the topic.

Mf is not based on point value. Your mf is your share of what it costs to run the resort (plus program fees that are based on the number of points you own)

Points are symbolic of what you own.


Each resort has a budget for maintenance and repairs and management and taxes. The total is then allocated to each unit. You own a fraction of that unit (or in the case of UDI, a fraction of several units) and you are billed accordingly. The number of points you have been assigned has nothing to do with this

For the sake of comparing one contract to another we are fond here of calculating the mf per 1000 points, but that calculation is ours and has nothing to do with how mf are assigned. MF is not based on point value

Why is this important?

In the case of converted fixed weeks. the mf per week is calculated by dividing the mf for the unit by 52. So every week , whatever the season, pays the same mf. However when converted to points, more or less points are assigned, depending on the season

I own 3 weeks identical 2 bedroom units at the New Bern NC resort. One in each of three seasons, my mf for these weeks is identical, but one is worth only 105000 points one 126000 and one 154000. if I calculate mf/i1000 points that ranges from under $5 to over $8/1000


All this is a long way of saying that the underlying assumption in your question is false....

At resorts that were originally sold as fixed and floating weeks resorts, and then where some intervals have been converted to points; it is expected that the mf/1000 points will vary. Some resorts were built in phases and there are more than one HOA on site..each HOA will have its own budget and it will be different from its sister hoas at the same resort. Only the UDI properties (the newer ones) will have a nearly constant mf per 1000 points, but they can vary too. (for example there are two hoas at Grand Desert, four at Ocean Blvd, two at Ocean Walk)
