Hello. I am wondering if any of you current/former owners of these two resorts...

The Cliffs at Peace Canyon, Las Vegas (6389)
and
The Grandview, Las Vegas (6923)

...can tell me anything about the maintenance fee history. For instance, was it 50% less a year or two ago, has it been stable for 10, etc, etc.

Thanks for any information you can provide.

Hi! I've owned at Cliffs at Peace Canyon since 2005. I bought resale and have really enjoyed this resort. In 2005 my MF was $431.00 - today, in 2013 my MF was $629.00. I have never been asked for any type of assessment on this property and I own a 2 bedroom week, not points. Are you looking to buy?

Thanks. Were the increases pretty gradual?

Yes, I am considering buying in either Cliffs or Grandview and am investigationg the MF history.

Yes, in fact, there were three years in a row where there were no increases at all. (2006, 2007, 2008) then in 2009 > $89.00. (2011, 2012, no increase at all. From 2012 to 2013 >$30.00. Last MF I paid was $629.00. Hope this helps. Cliffs and Grandview are a bit off of the Strip but it is such a pleasure coming back to peace and quiet. We've exchanged into Grandview a couple of times, the sister resort, and we were treated like owners. We made requests for buildings we preferred and got them. I don't think you would be unhappy owning at Cliffs. Total increase from 2005 till 2013 = $198.00. What week are you looking at??

THANKS for the info.

Well, I'm looking for "good" weeks (haha) points wise. I might go there some but I am highly interested in depositing to RCI often, so that's why I'm trying to do research on the MFs, in addition to making sure the resort itself is good, etc, etc.

Grandview Maintenance Fees

I bought in 2011 but the maintenance fee history was on my account.

I have 98000 RCI Points.

2006 $590
2007 $590
2008 $590
2009 $641
2010 $677
2011 $677
2012 $685
2013 $699

I haven't stayed at the Grandview yet but have used my points for some pretty awesome trades.

Hi,

Is there an update on the fees from 2014 to 2026?

Thanks

2026
1 bedroom $471
2 bedroom $942

The 98,000 RCI points unit referenced above would be a 2 bedroom

I have a 2BR Grandview with 98K points:

2026: $1,004.65
2025: $950

The fees go up every year, but pretty much on par with inflation.

I typically get 2-3 weeks a year out of it, depending on when/where we go.

I have stayed at the Grandview once and liked the location next to the South Point casino. Its a great base for exploring the area if you aren't interested in being on The Strip the whole time.

South Point has a lot of restaurants, a buffet that is affordable, a movie theater and a bowling alley.
