LT Transfers (July 2021)

Just an FYI on LT Transfers.

I was notified this week that they are going to cease offering transfer services for Wyndham ownerships effective immediately and have also posted this notice on their website as well.

citing severe difficulty in wyndham transactions especially revolving around how long it takes for the transfer to complete as the main reason for this decision.

Uggh. Any trustworthy alternatives for wyndham escrow/transfers?
 
I quite agree with them. My last (and final) Wyndham transfer took close to 5 months.
 
I don't see any mention of this on their website, no notice as mentioned. I do see however that they removed Wyndham from their list of systems when filling out the Document Preparation form when it asks about transfer fees. So Wyndham is just no longer able to be selected, but is that enough to stop people from submitting one through their form? It seems like this change could cost them a bunch of business? We have a transfer of a Wyndham CWA going through them now. I guess we got in just before the cutoff?

I'm guessing they didn't want to deal with the angry calls/emails that they must constantly get from people who don't realize that the delays are normal and not their fault. I just completed a wyndham transfer (Bali Hai) that was sent to Wyndham in March and didn't complete until just a few weeks ago. I knew what to expect so I didn't pester the closing company (not LT), other than to send them an email once a month just checking in, but people who have less experience might start to get really nervous and angry with them.

I don't know if these handle Wyndham transfers because I am not an owner but you can contact them.

1) Timeshare Closings for Less: https://timeshareclosingsforless.com/ I used them about 5 years ago for an HGVC resale. Flawless. Closed in 46 days.

2) Resort Closings out of Montana. https://resortclosings.com/ Appears to be reputable based on TUG feedback. I am using them now for a Vistana purchase. So far so good.

yes, the main concern was so many wyndham transfers being so difficult and taking so long that customers just got more and more frustrated/angry to the point its just not worth it to deal with anymore until things change.

i guess in essence, a smooth transfer had become the exception to the rule and thus no longer worth the time/effort.

wonder who wyndham uses themselves for their wyndham cares exit program now that I think about it, have to send an email on that.

That's unfortunate, and just another black eye for Wyndham. They have a pretty great system, but make it difficult in many other aspects.

When we used Certified Exit for our Shell ownership, I got the impression they did everything in house, but maybe I was making an unfounded assumption.

Does the deed show a name in the upper right indicating a prepared by? I suspect if it is a deeded ownership they would have some title company on board to perform a title search to at least verify clear title.

they notified me on July 18th. I doubt they would try to rollback any existing transfers already in process, but instead making a decision to no longer deal with wyndham transfers moving forward, or at least thats how I interpreted the email!

ive sent a note back regarding the missing notice on their website.

ResortClosings out of Bozeman, MT, did some closings on recent resale purchases (HGVC). Also, they did closings on several resale purchases of Wyndham (Fairfield/Cendant) contracts back in the 2007-2010 timeframe. Longevity counts for something!

I've emailed them asking for costs.

I reached out to LT to get some recommendations. They know their competitors better then we do. I figured they would know who was trustworthy and competent. This was their response.

“Recommendations, I understand that Duncan Realty does a great job. https://duncantitleandescrow.com/ and then there is https://www.timeshareclosingsforless.com/pricing.php”

Response from Resort Closings:

"We would charge $425, recording fees, estimated $35-$50 and $399 transfer fee."

That's a couple of hundred more than LT Transfers, most of the difference being $425 instead of $225 for deed prep and mailing.

I love resort closings! I’ve used them for several closings and they’ve been fabulous
 
Hmm. And didn’t Wyndham just boost their transfer cost by a third, from $299 to $399. Sounds so familiar: Pay more, get less.
 
Great orgnization, they know the timeshare transfer business. I highly recommmend.
