Looking to sell Orlando timeshare

I am new here and this is all extremely overwhelming. I have a 2 bedroom “deluxe” timeshare very near the parks that we have paid off and only are paying maintenance fees. We never can use the timeshare and want to buy unburdened from the maintenance fees.
I have spoken to broker sites and refuse to pay fees upfront. Stumble across this site at started reading and quickly felt as if I was drinking from a fire hose.
I am looking for someone that wants this and will use it. I really don't want to deed it back just so you they property can resell it at a much higher sale value. So I am am hoping to find the most efficacious way to accomplish this.
I looked at donating to a specific charity and that was remarkably tedious.
Looking for some guidance.

You can try giving it away in the Free Timeshares forum.

If it is the timeshare in your profile, it has $0 resale value and would even be hard to give away. Giving it back to them to sell might be the easiest solution to getting out.

Looking at eBay for your timeshare resort, there are a number of completed auctions that went without a bid even at $1.00. The highest sold was for $1.50 and that included free closing and free 2025 usage. What we can conclude from that is that it isn’t going to be as easy as just “giving it away”. You will likely have to entice a buyer with incentives.

Because of what I posted above, you shouldn’t worry about what the resort may sell it for if you deed it back. Your first step should be to check with the resort to see if they would accept a deed back. Even if it costs you $1500 or so that will likely be your best bet. If they do not accept deed backs, then your next step would be to give it away with incentives such as free closing costs and maybe even a visa gift card upon closing. TUG is a great place to do that but there are other options too out there. Your out of pocket may end up being $1000 or more just to give it away. You can forget about donating it to a charity. No charity will want to take on the annual maintenance fee obligation. Any individual or company promising you that it can be donated will be scamming you for an upfront fee. Lastly, there are timeshare marketing companies out there that will tell you your timeshare can be sold and will suggest an outrageously high selling price. That will be a scam too and they will only be interested in collecting an upfront fee from you.

My problem is exactly the same as yours. I stumbled onto this website and joined today. I want to sell my HGVC timeshare. And I am hoping that this forum can help me.

HGVC contracts may have value if the number of points to maintenance fee is a good ratio. People usually want to stay below 15 cents a point in annual maintenance fees.

Even if it's a low point, high fees, you might be able to give it away free, or deed it back to HGV. Hopefully it's paid off with no loan.

No (legitimate) charity wants any part of the ongoing financial obligations of timeshare ownership any more than you do. After all, it's not an asset; it's a liability, so it would hardly be a “donation”.

The first bit of input I offer may be unwelcome, but it's truthful; no one will care what you may have paid originally if yours was a "developer-direct" purchase. That figure is completely irrelevant to its' actual value in the real world resale marketplace today. I don't have any idea what you own, but its' resale value could actually be zero.

My own advice would be to swallow hard and find out if "deedback" is an option. If not (or if the deedback costs are truly prohibitive), try to find a new home for your unwanted timeshare by offering to give it away for free (TUG has a place for that on this very site). You might even have to offer to pay closing costs, current year maintenance fees and any transfer fees imposed by the resort / chain, just to elicit any interest at all.

Don't shoot the messenger(s). People here will give you their honest, well informed and objective input and advice. Just be prepared to accept that the truth may very well not be anything that you expected (or wanted) to hear. In any event, I wish you luck. One way or another, you certainly CAN part company with your unwanted timeshare.

This is silly! You want to get rid of the timeshare but at the same time, you want to have a continuing interest in it. If the resort will take it back, give it to them. Then be happy!

We have two separate owners wishing to get rid of their timeshare on this thread. The original OP owns Blue Tree Resort, a resort that has no value. The other owner/poster in the same boat is the HGVC owner. Your post is geared towards the HGVC owner and the advise is spot on. Just wanted to make that distinction so that the OP is not confused.

Unfortunately, there's nothing deluxe about Blue Tree Resort at Lake Buena Vista

Have you contacted the resort HOA to see if they have a surrender/deed back program?
