I fairly new to timeshare and looking to buy a timeshare. Can someone with good experience in timeshare here me out here.
I am trying to buy a timeshare (resale) which has good value with the maintenance fees I will be paying. so please suggest what I should be looking for.
My main idea is to use those yearly points in different resorts across different properties/resorts maybe through RCI

please let me know if this even makes sense.

Exchange fees with RCI are now $289 (or is it $299?). Add in the resort fees of most all of the Diamond and Hilton properties, if those resorts are attractive to you for exchange, and you already have a lot invested in an exchange week before you even pay the MF's.

I am divesting of my RCI exchange weeks and RCI Points, but I still see us using our Wyndham points in RCI occasionally.

I don't think you gave us enough information to help you, which is why others have neglected to offer suggestions.

Where do you want to go, what do you want to spend, and do you like upscale resorts? Are you hoping for Hawaii and the Caribbean? What specifically do you want to trade into?

Buying Wyndham (or getting it free through a giveaway) is a great option for using the points within the system.

Where is that TUG Timeshare Questionnaire? Would be helpful to have the OP complete and provide that.

I would encourage you to consider one of the points-based mini-systems. Which one depends on budget and desire for luxury, bit there is a wide range. My experience has been booking within my system is much simpler than exchanging.

Best advice I have is to buy where you want to go. You don’t want to rely on RCI or II. Watch out for bad seasons, resale restrictions, small unit types and high maintenance fees. Stick with those companies that have a better reputation such as Hyatt (HRC only), Hilton, Marriott and Worldmark. I have owned/own all 4. Be careful and do lots of homework. I hear a lot of complaints about Wyndham, Shell, Westgate. Be patient, learn the systems and wait for a great deal. Most of mine I got for $1. If you want nice, but not luxurious accommodations and the related costs, I suggest you look at Worldmark and wmowners.com. It is very flexible and affordable.

@Mongoose - so well-said! Buying where you want to go and avoiding for the most part all the exchange platforms keeps TS ownership simple, relatively uncomplicated, and lowest cost possible.
