Looking to add StarOptions to our portfolio

Hi, we are owners at the Westin Nanea in Maui. We have 81,000 StarOptions to use yearly. Unfortunately, that will only get me 1 week in a 1 bedroom and getting a 1 BR is very difficult to reserve at Nanea. We are looking to purchase a resale to add more StarOptions to our portfolio. Would love to get 148,100 more...the minimum would 81,000.We definitely want to be able to use at the other resorts outside of Nanea. So with that said, I do believe we need to purchase a mandatory resort. If I am incorrect, please let me know.

We would like to have a Floating (High) week to use on a yearly basis. If possible, we would like to purchase something that has a lower maintenance fee.

Any advice would be greatly appreciated! Thank you!

Westin Kierland Villas is considered one of the most cost effective StarOption purchases - platinum season only.

The one thing to consider is that once you add StarOptions from another resort, you now have to make reservations at 8 months for Nanea or any other resort. You can't combined the StarOptions with your Nanea HomeOptions for a reservation 12-8 months out.

If I just used the current 81,000 StarOptions we have, could we still book 12 months in advance?

No - You can only book the resort(s) you own at 12 mos. before check-in. But if you are flexible, and know how to make reservations when the inventory becomes available, there is plenty of availability at 8 mos. at all 3 Maui resorts. If you want to buy a Maui 2-bdm, the original WKORV-South, OV, has the lowest maintenance fees. However, the WKORV-South 1-bdm. has a very high maintenance fee, so I'd avoid that.

To be clear and consistent. You don't own StarOptions. You own Nanea HomeOptions. You can use those HomeOptions to book Nanea 12 months in advance. If you want to combined them with StarOptions you get from a purchase of a mandatory resale, then you can only reserve at 8 months.

Thank you for the explanation :)

You can currently pick up 148,100 SO by buying WKORVN 2BR IV for around $6K but the MFs are higher than what you'll pay for WKV.

Does anyone know how much closing costs and transfer fees are?
Any chance of using a credit card to pay for anything...resale, maintenance fees, closing costs and transfer fees? Might as well get some miles if I can.

*Closing costs and transfer fees are to be paid by the buyer*

It will depend who you are buying from. Generally, Paypal or credit card isn't accepted for real estate transactions. You may be able to use Paypal for closing costs but some closing companies (like LT Transfers) will charge a fee to use Paypal. Usually the fee outweighs the value of any credit card points or miles.

+1

I believe that if you buy Nanea HomeOptions resale, you can combine them with what you own and reserve at twelve months. But make sure you buy the same view category as what you now have (you probably have Resort View, in which case do not buy Ocean Front). Make sure you take title in exactly the same way as what you now have.

I also think that's true, so I guess I'm +1ing what @vacationtime1 said. But because Nanea isn't a mandatory property, resale Nanea Homeoptions won't become StarOptions at 8 months and won't allow you to book at other VSN properties. They will only be valid at Nanea unless you requalify them through a subsequent developer purchase.

So you have to look at what your travel goals are. If your goal is to go to Nanea every year, then resale HomeOptions will get you there just as well as developer-purchased HomeOptions, but at a lower price, so long as you're willing to book a year in advance. They will combine with your existing HomeOptions so long as you follow the advice above.

If your goal is to travel throughout the VSN network, then a resale mandatory ownership will give you flexibility throughout VSN, but you'll have to wait until 8 months before checkin to book, generally speaking.

More questions:
If we purchase at one of the mandatory resorts on resale just to get more StarOptions, does it make a difference on what type of view we get? Currently, we have a resort view at Nanea. Will it make a difference when I combine the StarOptions to make a reservation?

Does it make a difference what week we purchase? I've been looking at listings that are "Floating High"
I found one that notes Floating High
Floating weeks: 6-17, 23-34, 39-47, 51-52 (Platinum Season)

How will this impact me when combining my StarOptions and making reservations?

A StarOption is a StarOption regardless of the source of it. They can only be used for reservations with check-in dates 8 months or less out. This is the VSN network float period. This is why you can't buy StarOptions themselves because they are just an internal trading currency for reservations made through the VSN. Any StarOptions you have can be combined during the float period. Your Nanea home options automatically become StarOptions whenever you use them for a reservation 8 months or less before check in.

You can use them for any view category available but you get less days of course on an oceanfront category. Resort view and ocean view are the same amount of star options
