Looking for Advice to Unload My TS at Grandview Las Vegas

Hello, new member here and looking for advice to unload my timeshare at Grandview Las Vegas.
I've read through some posts here and drafted a post to give it for free at the Bargain Bin already but pending review before it gets approved and posted.

I want to what other advice you might be able to share. Thank you very much in advance!

A little bit about the TS and my situation
- 1 bedroom, fixed week 30, annual usage
- purchased back in 2012 and never use it. I got pressured into purchasing it and unfortunately missed the rescission period to cancel back then.
- It is paid off as of 2013 and all maintenance fee (currently $455 annual) is current through 2023.
- I used to have RCI membership and only able to exchanged the points to stay at Grandview once in the last 10 years at a different time period. I no longer have RCI since it was just not working out for me - had to plan way ahead to find a resort that I need
- Aside from being pressured to purchase it back then, my situations had also changed drastically in the last decade, making not feasible to utilize it as I had hoped. I am having health issues as well as financial challenges. Even though I am still current on the MF but that's just b/c I don't want to damage my credit so I kept on paying something I haven't gotten use out of

What I've done so far / plan to do:
- plan to reach out to the resort directly. I found a direct email address in one of the posts here that'll get the email directly to owner resolution team. I had asked about a "regular" deed back program and was told that they don't buy it back. But they do consider special situations so I plan to write them an email pleading my case, and if they're willing to work w/ me and how much it might cost. From what I read in other posts here, they might ask for a lot more than if I were to try to give it away myself and even if I were to pay all of the transfer cost.
- I also will try to give it away for free, hopefully my post will be approved soon

Questions I have:
- given that I don't have RCI membership right now, would it make the offer a lot more attractive if I were to purchase RCI membership and include it as part of the package?
- I think it might be too late to use the 2023 week even if someone were interested, should I offer to pay next year's MF as well?
- What other advice you might have for me given my situation?

unless its enrolled in RCI points, its pretty much worthless.

445 annual dues indicates this is an eoy or ety membreship? that might attract some folks as a very cheap way to get access to RCI.

grandview doesnt have an official deedback program, but it never hurts to ask.

post it up for free in the bargain deals section (or join, and post in marketplace).

also post it on the grandview facebook page.

offer to pay closing costs yourself to sweeten the deal.

Thanks for your reply! I'm sorry can you tell me what EOY and ETY mean? I'm still new to the abbreviations.
 
Thanks! Hm I'm confused now, I pay $455 every year for MF, so I believe I get to use it every year. Or is the EOY or ETY referring to RCI?
 
There are 2 possibilities for $455 annual maintenance fee:

1. A EOY 2 bedroom unit. If you had an RCI account you would have half your alloted points deposited into your account for use annually.
2. An every year 1 bedroom unit. Which is effectively what you would have under #1 above, points wise. The difference is what the contract says.

Without the RCI account under #1 I don't know if you could make a reservation at Grandview annually. But, with #2 you definitely could.
 
confirmed with Grandview that my contract is for annual usage, week 30.
 
If you are never gonna use it, just offer money to give it away, 1 year worth of MF + closing costs should be huge incentive for people who really need the fixed week. There isn't any need to pay MF on it. Unless you want to rent it every year, depends on your energy.
