Liberty Place Owner Update - best consideration, HH points?

Tried searching, but didn't find the right search terms perhaps.

What is the best OU gift offer you've gotten at Liberty Place? We head there 12/27 and they started with 40K HH and raised to 75K. But seems it should be a lot higher. I also know we should not take anything they offer before we get there... thanks for any shares.
 
Can’t speak to Liberty Place, but I agree even 75k is too low for the price and “prestige” of the property.

Keep in mind that the salesreps at Liberty Place operate under the restrictions imposed by Strand Capital. The only other OU gifts that matter for comps are those at their other South Carolina locations.
 
We were offered 90k HH to start for OE Myrtle Beach. Negotiated that up to 100k. We were staying at OO before OE and they kept to their 65K initial offer (corporate restrictions blah blah) which we said NO to before we arrived and while we were there ... until we told them that OE offered us 100k HH so they said they would match that and that we could go to both presentations. We went to OO on Monday which was check-out and OE on Tuesday day after check-in. More details on our million points march thread. The only caveat was we were there the week before Thanksgiving and they may have more traffic during week 52 which may make them tighter with the incentive. Always negotiate and let us know how it goes. Have a blast.
 
Quick update: we are here in Charleston and now at Liberty Place. DW got appointment for 75K HH. When the welcome people told me about the appointment I told them I would not attend as it wasn't worth my time. She "got approval" for 100K HH points after a bit. So, that's what we did.
 
Report back with any intel you can get re: retail pricing and how desperate they are to move inventory.
 
I'd imagine Liberty Place keeps the inventory moving. It seems to be a popular spot for older people and maybe parents with kids in school in Charleston.
 
Yes just ask for 100k and don't accept anything less.
 
here is a bit of summary.
  • South Carolina / Strand will not take trade in deeds outside of South Carolina.
  • Deed trade ins are capped at 1 deed trade in and a required $25K new money for each new purchased deed
  • We talked about the Studio Premier platinum unit (14,880 points). Their offer to us was $91,900 for this deed (before any trade in value). So, $6.18/point.
    • side note - they showed me the available inventory. They didn't have any plat studio premier units. They barely had any inventory in the studio config. Which was interesting.
    • They also said the Studio Premier and the EOY cheapest lowest studio were the first inventories to deplete (which makes sense in a way).
  • Talked how Strand is actively doing ROFR and they intend to do that moving forward.
  • Talked a lot about "HGVC Hub". Seems like a not-thing to us, but maybe something to others.
  • He also shows several "new" Bluegreen properties > they look nice, but these were all also "coming soon", which seems to be something we've been hearing for some years, so unclear how applicable this was.

Refreshingly, he didn't put Trust and really it was a nice conversation. No "closer", no final offer.
 
Nice to have 100k HH pts & chit-chat pleasantries about HGVC/TSs w/o having the wolves...

I should also add... we were talking about the resell deed trade in approach:
  • Doesn't work for South Carolina, too bad
  • I asked the Inventory guy if he could sweeten the pot by flipping the "resell switch" on all of our other resell deed to "retail" and wash them.
    • he said he has never heard of that being done and he can't do it.
    • I kinda shrugged, as it seems I've heard others do that before (perhaps in the long thread about someone getting their NYC deeds or something? I don't recall)
    • Anyway, they shut that idea down...
  • We did look in NYC:
    • Found a 11,520 deed at the Residences.
      • with the trade in, could get this retail for $36K new cash
      • and it would come with $2281 MF
      • I would trade in a Paradise deed 11,200 points and ~$1200 (or whatever) annual MF
    • Also found a 10,880 deed at Quin
      • $27K new cash with the same deed trade in
      • would come with $2558 MF
  • So, cool to get official NYC access, would also bump us up to Preferred+
    • but, yeah, there isn't enough value in that to merit the trade.
    • We also don't really go to NYC, went for the first time last summer and it was amazing, so perhaps if we end up going more regularly it might make more sense.
    • we'd get earlier booking window, but we can get that by waiting for the right resell deed to come available and spend a lot less total.
  • In the end, nothing retail-oriented was offered which pencil out) no surprise). So, we will take the $25K we considered allocating to this and:
    • Spending it directly on travel - that's some good airfare and hotels in Europe
    • Sending it to my youngest's 529 plan, as that will eventually be a semester's tuition+room (I hope!).
So, we passed on everything. Got our 100K HH and moved on.

Also, weather earlier in the week was 75-80 degrees, warm but nice. it's now ~50 and amazing. Love Charleston, and look forward to returning more...

There are several reports that this is no longer allowed. There have even been reports that this was done in the past forgot who, (but maybe they will respond {@h2oflyboy @Jace }) only for Corporate to take it away. Personally, I wouldn't trust a salesperson who said that they could do this.

What can you do with 100k HH Points ?

A couple nights at a Hampton Inn in flyover country. One night at a tier 1 property somewhere else.

It’s tougher to get now, due to Hilton discretely reducing reward night eligible rooms and increasing points at popular locations. But, once upon a time, scoring a Waldforf for 80,000 almost anywhere was within reach.

Once upon a time there were .99c happy meals too. I don’t like the devaluation any more than anyone else, but it was kind of inevitable with inflation going up and the dollar losing value. That said, there are still some solid redemptions with HH points if you take a minute to look.

Most WA, LXR, SLH, and Conrads are around 90k to 130k HH, and the all-inclusives are about 100k. Yeah, there are a few outliers like WA Cabo at 250k, but that’s also a room that goes for $1100 to $1200 a night. If you book five nights or throw in free night certificates, there’s still pretty good value there, honestly.
 
I'm going to try to blow my 120K HH for a standard room in a swanky European hotel this summer where I only need 1 night (and would never spend the going rate). That's worth my time for the 🤯 Owners update we went to last week.
