Lemonjuice solutions will take over my current timeshare management. [Westwood in PA] Will it be good or bad for each individual timeshare owner?

Lemonjuice solutions will take over my current timeshare management in December It will be good or bad for each individual timeshare owner? I owe Westwood in Pennsylvania, and I am new to TUGBBS. Would love to hear your experience! Thanks in advance!
 
lemonjuice has a pretty solid reputation for working with aging resorts in financial trouble.

I am aware of that; but I don’t know the outcome to each individual owner post the new management, any comment?
 
would really be no way to answer that without knowing anything about the situation at your resort.
 
Are you also a timeshare owner? Did you work with the lemonjuice management? Thanks.

When he says “good reputation,” he means that they deal with HOAs and owners fairly and relatively transparently, often ending in a best-case-scenario for most parties—esp when the status quo is unsustainable.

To learn more, you can search this site for other threads discussing Lemonjuice. And/or you can share more details about your situation (emails or letters you’ve gotten, etc,) so we can give more informed guidance.

It sounds like you should be more concerned if they don’t take over. Especially given the recent situation with Wyndham closing a large number of underperforming resorts, it sounds like your HOA is being proactive.

With literally no info but Lemonjuice, I expect they're going to try and sell the resort and it'll stop being a timeshare (or at least you'll get some sales proceeds and then no longer own there).
 

Thanks, yes, I kind of guessed that too. The uncertainty is to fear of increasing fee as an owner when they take over, they need to revitalize the units and be able to sell them, it will cost! And where the money comes from to revitalize? If they increase a lot of fees, it will harm the owners, if this will force owner to exit it, then what will be the cost of exit fees? Anyone would like to share the experience? Since they take over a bunch already, they will take over ours in December. Thanks for sharing! My timeshare is at Westwood, Pocono, PA.

 
Read the past Lemonjuice threads. They will give you a sense for their usual MO. I know you just want someone to tell you, but I think you will have to do some legwork. After all, most of the resorts LJ takes over are eventually sold off, which means owners at those resorts are no longer timeshare owners. If they no longer own timeshares, they probably aren't hanging around TUG waiting to answer questions about LJ.
 
Lemonjuice is also taking over the management at Edgelake Beach club in Tahoe Vista. The original developer appointed himself as the management company years ago and there is considerable deferred maintenance of the resort. He also hired a series of bad resort managers, the last one a family member who embezzled $250,000! The foreclosed units are owned and sold by a personal friend and he keeps the proceeds. With this ridiculous mismanagement he then went and sold the management co to Lemonjuice. So far the owners have gotten a bunch of double talk and assurances that they will not sell off the rundown place. The only reason we have a relationship with Edgelake is because we own a 3 bedroom Sweetbriar unit down the street and also owned by Edgelake. Owners are very concerned.
