Lawa'i Beach Resort - resale price: $3,750

Since we are losing our 4 weeks at Kauai Beach Villas, we are looking at other Hawaii resorts we might want to own. I found a 2 bdm. resale in the Ali'i Bldg, for sale by the resort, for $3,000 + $750 closing costs. I'm not seeing many resales for this resort/Bldg. - any opinions on this price?

That is about what we paid a few years ago for an annual 2BR in the Ali Building at Lawai Beach Resort. Our closing costs were closer to $1,000, which I thought was a lot for a $3,000 purchase.

We bought through a private party. Closing costs are higher in Hawaii, and you can’t use LM Transfers as it is out of state . You must use an in-state company.

We are very happy with our purchase here, and have no regrets.

The Ali Building has the best views, I wouldn’t hesitate to buy in this building again.

We own a week/year in the Banyan building - 2 EOY deeds even/odd. We got the first via eBay auction 2+ years ago - an excellent deal (less than $1,000) from Andrew at buyandselltimeshares. We got the second six months later gratis from a member of the resort’s Facebook owner’s group - he had moved from PNW to Florida and was divesting several weeks The group is mostly used for trading and renting.

We are very happy with Lawai and Banyan. If you are open it 1BR weeks, the resort has been running an “adoption” program for some time. Not free, but not much.

We have rented several times from HTSE.net. We like both Ali and Banyan buildings. When renting from HTSE we don’t pay the resort fee. In case you’re thinking of renting out weeks instead of using, you might want to be familiar with htse’s rates.

The law about using a Hawaii company is regarding the escrow company you use, not the title company.

I signed a contract today to buy two weeks at Lawa'i Beach Resort on one deed for $5,000 + one closing cost. We are buying the deed from the resort. shaka

As I posted originally, we were looking for a 2bdm/2bath in the Ali'i building. We aren't interested in anything else. So when I found out they had 2 units on one deed, for an approximate savings of $1,700, over buying them individually, we jumped on it!
