Kings' Land recommendation

We got a nice exchange for Maui for next July and I'm planning to add a few weekday nights at King's Land to that trip. I have enough points from this year's cancelled trips that I can book a nice unit for the weekday nights.

I'd like a larger 2 BR or a 3 BR in one of the buildings closest to the pools. I'm confused about what room category I should book. Right now all unit types are available for the dates I'm interested in, but not sure what will be available when the booking window opens. I know I will have to be flexible depending on what's available but I'd like to identify a few choices in case the preferred choice is not available.

Right now I'm leaning towards 3 BR. It has lower points cost (12600 per week), and it is in phase 1. And it is on the first floor. Are the ground floor rooms easier to walk to the pools? I don't like having to take elevators to go out.

3 Bedroom (3BR)
Size 1,600 sqft
This spacious three-bedroom, three-bathroom golf course view suite with lanai, located on the first floor, features a large master bedroom with a king-size bed and bathroom with a free-standing shower and separate soaking tub. The second bedroom is furnished with two double beds and bathroom with a standing shower only. The third bedroom includes a queen-size bed and bathroom with a standing shower only. A generous living room includes a queen-size sleeper sofa, full kitchen with rice steamer, and washer/dryer. The suite also features an HD cable TV.

Room Information:

Kings’ Land was built in 3 phases I, II & III.

· Phase I only contains the larger 1 and 2 Bd rooms plus 3 Bd rooms

· Phase II only contains the smaller 1 and 2 Bd rooms.

· Phase III contains both size rooms which is split 50/50 between Phase I/II room sizes. It also contains some 3 Br rooms.

· Phase I are buildings 1-11

· Phase II are buildings 21 & 22

· Phase III are buildings 23-25

· Future KL Phase IV/V (after Ocean Tower project) will be to the left of Phase III.

  • 1BR Building #1-11, #23-25 (Standard Phase 1 first floor)
  • 1BP Building #1-4 (Plus Phase 1 first or second floor depends on availability)

Yes and also easier to get into the units. It is especially nice to park right outside your door (assuming that the parking spot is available). Another plus is sitting on the lanai and enjoying the large grassy from your ground floor unit. This was actually the room class that we booked at KL.

Do you know if there is any difference in room decor between the different unit types. I see that the smaller units have different decor but if the sq. ft is the same, can I assume the decor and furnishings will be the same?

I see some posts from @SmithOp about the std, plus, premier thing. Maybe he knows

The key for that is to book the same type units:
STD = first floor
PLUS = second floor
PREMIER = third floor

My suggestion would be to book two 2BR STD units in phase II, you can tell when booking because the points are lower. The first floor allows you to expand out on to the grassy areas from the lanai. Phase II is directly across from the main lobby and pool, very convenient.
 
SmithOp is correct. The only difference between standard, plus, and premier is the floor where the unit is. Also, IIRC, there are very few 3BR units. This is a plus and a minus. Plus, because they're located in phase 1 buildings close to the pool. So if you get one, you will be close to the pool. Minus, because they can be hard to get. I recommend booking as soon as the booking window opens. You may even want to walk a reservation to be sure.

The patio furniture is much nicer in Phase 1 units.
 
NOTE this is not true in all building....
The key for that is to book the same type units:
STD = first floor
PLUS = second floor
PREMIER = third floor

In some buildings PLUS is also on the first floor. I stayed there 2 years ago in a PLUS unit and got a first floor. I do not know the exact building numbers which this applies, but it is the Phase 1 buildings for sure. I will have to check my notes, but if you want a ground FL just book a STD unit.
 
Funny you bring this up, I just finished walking a 3BR for the start of Gold season next May. Sun 9th to Thur 20th, 13,050 points. I always try to maximize weekdays and only stay over one weekend in gold season.

So I guess I’ll be there before you and can let you know where the BR units are located vs the BX / LX. All three show 1600 sq ft.

I purchased a KL unit direct from HGV in 2008, it was preconstruction pricing. I have a disclosure booklet that shows unit numbers, floorplans, and pricing. The plans changed because the booklet I have only shows 8 buildings for phase 1, they eventually built more than 8. The three bedrooms are only shown in building 5, end units. The other buildings all show a 2br with a separate 1 br on the end. There are only four 3br on this early document, floors one and two on each end.

The pre-construction pricing sheet shows $41k for the 2br plus eoy odd gold unit I bought, I ended up paying $16k with 10,000 bonus points. I got the points (8700) for 2009 but my contract stated I would not have a home week that first use year. I think the units were not ready until about Oct 2009.

I sold the 2br plus unit a few years ago when I upgraded to a 14.4k premier platinum 2br unit on the resale market.

The cheaper point units are usually the first to go. The Phase 1 2BR units are really nice.

By any chance, do you follow availability for other Big Island resorts? What are the units that are last to go? Bay Club? Kohala?

I'm just thinking of my options in case I don't get 2BR phase 1. My dates are not too flexible but I'm flexible on the units and resorts in case the first choice doesn't materialize.

That happened to me also, someone got in front of me walking one, but I was able to keep picking up the days he dropped off. I guess he wanted the week after mine. Keep watching, it may open up for you.

The cheaper phase 2 go first as Buzz said, the last to go are the phase 1 premier units because the points are so high.

If you want large then Bay Club is your best bet, those units are huge and easy to book. Kohala is the smallest, I don’t care for that layout at all.

Update: I was able to get hold of the 3BR unit for my dates. Very excited about this trip. Hope we can make it, otherwise, my five-year-old will be so disappointed. She was really upset that we didn't make it to Hawaii this summer.
