King's Land phase 3

We checked in yesterday for a 12 day stay, I had booked a 2br standard phase 2 and took advantage of the 30% promo.

We were assigned a 2br premium in phase 3, we are in the very furthest building 25. I was under the impression that the phase 2 and 3 had only 1br on the parking lot side, apparently not true for phase 3 since we have this 2br facing the parking lot.

I didn't question the room assigned at the desk, and it's a nice location on the second floor far end of the building. The view is mostly trees and vegetation, with parking stalls off to the side. I usually prefer ground floor for access to the lawn and BBQ but I can work with this because we are next to the stairwell and the BBQ is right outside. It's very quiet down here at the end.

I'm not Elite so not sure why I was upgraded other than there are still vacant units and we did check in one day after the normal Saturday weekly check in day. It still seems to be a phase 2 style smaller 2br with plastic wicker lanai furniture.

I thought it might be busier since Merry Monarch festival starts in Hilo this week.
 
The Merrie Monarch festival is a long drive from Waikoloa Beach. People who are able to secure tickets to attend the festival stay on the Hilo side since the festival is a week long event and driving 2 - 2 1/2 hours each way is not ideal. Spring Break is over, the kids are back in school and the whales have left to go back to Alaska. The roads were busy last week.

Interesting, i had also heard that the 1 br all faced the parking lots and the 2 & 3 bedrooms faced the golf course on that side of the road.

what makes your room premium?
 
Being located on the second floor.
We are not first floor people, except at KL where we prefer it. We always get Phase 1 and request first floor units in specific buildings. So far it has worked.

Agree. Same here even though I own a 2BR premier.
 
I was there in Feb/Mar; booked a standard studio. I requested in advance a unit in phase 2 above the first floor and got it. I had no idea that was a premium unit. I just hate being on the first floor.

I think the premium units are on the top floor, so if an end unit, that's the 2nd floor, and 3rd floor if you are in the middle, taller part of the buildings.

Correct, it's an end unit on the second floor. 25210 unit number.

I booked a BR2 unit but I think this might be a BP2 which is the smaller 2 bedroom on second or third floor. The check in desk called it a premium unit. This is my first time in one of the phase 3 buildings, I usually get 21 or 22 in phase 2.

I booked a one bedroom (1BR) in June - savings of 25.2% - the description states - "1st floor golf course view"

After reading your post, could I be in Phase 1?

It could be phase 1, but maybe phase 3.

Phase 1 all units face golf course.
Phase 2 all 1 br face parking lot
Phase 3 seems to be a mix of both.

I thought phase 3 was like phase 2 but now I'm staying here I realized it's not the same.

I checked in on a Sunday so there were probably fewer units available, the standard check in week is Sat-Sat.

We book Phase 1 and we face the Serenity Pool. I guess there's a golf course out there somewhere, but we don't actually look at it :)

Following up this thread from last year with this year's results. I booked the BP2 again, which is the 2br plus unit, checked in yesterday (Sunday), and we got a nice 3rd floor unit in building 21 (phase 2), one unit in from the end, 21303, golf course view.

I really like checking in on Sunday after the Saturday home week changeover day, the units are usually ready early because there are less to clean on the off day.

This year the desk clerk did not provide the keys or parking tag, they made me go to the office to the right of check in desk. Of course I got the OU Max press, but politely declined. I did get a discount card.

I got the point discount again, man, gotta love these King's Land point stretch discounts! To quote one of my favorite YouTubers Garron, follow me for point stretching tips, I'm delicious 🤤

I found that the premium units were generally the units most available, at times. I had a RCI exchange in (it was less points) and it ended up being a Premium unit that they gave me. I think that people trying to save on points just booked the regular or plus units, or try to get Phase 2 units which are less points all together. So what remains in the Phase 1 priced point units, some of these point units are found in phase 3 (this have both phase 1 and phase 2 priced units in it).
