Kierland biennial price

What would be a good resale price for a biennial platinum float at the Westin Kierland villas?

I assume you mean for a platinum 2 bedroom lockoff.

One TUGger paid $10,500 a few months ago which I think was an extraordinarily good price (for the buyer, that is). I would expect $12,000 - $14,000 would be more typical, but I also see relatively few EOY units listed.

Yes, I did mean a 2 BR lock-off! I have seen very few also, but we found one with someone who may be ready to deal. We'll see how it goes!

I paid the $10,500 a few months back... and that was thru a broker so who knows what the seller took away from the deal. Anytime your dealing directly with the owner you have a better chance of being able to make a deal happen at a good price (at least vs going thru a broker), good luck, Happy Hunting! I think its a great way to get into the Starwood system, I think it beats buying an EY 81,000 point unit.. only downside is the "extra" $99 you pay on off years for your SVN fee.

I don't think I have seen another Plat EOY for sale since our purchase... there just don't seem to be many on the resale market, maybe there weren't many sold.

The 1bBd Premium Platinum EY at WKV (81K SOs) fits our needs pretty well. We don't want/need the small side, we like only paying ~$600 MF EY, and 81K SOs allows us to trade into a 1Bd in Hawaii (to have an extra week there) - the extra 67.1K SOs don't give us added value especially considering the additional cost and MFs (and we would not use it for SVN exchanges)

It is very important to remember that as a resale buyer you cannot combine SOs for exchanging - so you have to think of them as SO groupings for SVN exchanging purposes. For us - 81K SOs is what works best.

I think we just have different needs, we usually travel with at least 5 so we like to have the 2 bdrm avail in the peak seasons... but I can see wanting the larger 1 brm every year if you travel with 4 or less....... of note some of the lockoffs like Kierland are fairly large... not sure about Hawaii, we haven't made it there yet.... looks like 2010 will be our first opportunity... Geezzz just in time for one of the kids graduation!

(Plat season: 81K SO; 67.1K SO)

WKORV Premium: 1Bd ~900 sqft; studio ~500 sqft (no lanai)
WKORV Deluxe: 1Bd ~1150 sqft; studio ~600 sqft (has lanai)
(81K SO; 67.1K SO)

WKORV-N: 1Bd ~770 sqft; studio ~480 sqft
(81K SO; 67.1K SO)

WPORV: 1Bd ~800 sqft; studio ~510 sqft
(81K SO; 67.1K SO)

Note: As a resale buyer of SVN Mandatory - you cannot combine SOs. So, to exchange into Hawaii you will need 67.1K SOs to get a studio, and 81K SOs to get a 1Bd. And, of course, 148.1K SOs to get a 2Bd LO. This makes the 81K and 67.1K SOs at SVN Mandatory resorts more valuable, and required if intended for a SVN exchange into Hawaii.

You can reserve 2 weeks with 81,000 Staroptions if the two weeks together "cost" no more than 81,000 Staroptions. When you convert to Staroptions it goes strictly by options, and not by weeks. You can even exchange for a week plus 3 days, etc., if you have the Staroptions needed.

Resale vs. developer Staroptions - In simple terms, if I own an 81,000 SO week that I bought from the developer, and an 81,000 SO MANDATORY week that I bought resale, I cannot combine them and make a Resv. at the WKORV for a 2 bdm. for 148,000 Staroptions. However, you can combine SO's from 2 developer weeks, or SO's from 2 resale weeks.

Perhaps I misunderstood - and I certainly do not want to propagate misinformation. (SVO/SVN does this often enough as it is...)

Scenerio:
Someone buys 1 week resale (SVN Mandatory) for 44K SOs, and another week resale (SVN Mandatory) for 37K SOs - for a total of 81K SOs.

Does this mean they can combine their resale SOs (81K SOs) for a week at WKORV (1Bd)?

I had the understanding that these resale SOs cannot be combined.
 
My understanding is that resale SOs cannot be combined with any other SOs, resale or developer.

The exception is if the resale is requalified, then it converts to a "developer" purchase in the eyes of Starwood, and can be combined with other developer purchases.

Note that this could change, as in the beginning, Starwood did allow resale SOs to be combined and count toward Elite status. That all changed and resales were "demoted" in Starwood's eyes.

This is my understanding also - and why I have advised people who want to buy resale and SVN exchange into a 1Bd Hawaii to make sure they buy a 81K SO week.
