We are looking to buy Marriott Kauai Beach club resale 2 BR OV Annual for little over $5K (including closing costs). Would like to get feedback on if this is a good buy. Thanks so much!

I don't know about the pricing of OV units at KBC. We owned a 1bd OF which we sold for $8,500 a couple of years ago -- and which Marriott RORF'd.

I can tell you that the MF's on the two bedroom units are much more cost/effective than one bedroom units.

Based on my experience, Marriott is likely to ROFR your proposed purchase, but that doesn't mean you shouldn't try.

I haven't tracked the impact on the timeshares of Marriott losing control of the adjacent hotel; you should check on that before proceeding.

Was referring to the Sept $2K sale. Vagaries of ROFR.
Vagaries, indeed. I didn't understand why Marriott wanted/needed my unit for $8,500 when identical units were listed on Redweek for thousands of dollars less.

My deal was through a broker who added a commission to the price of my unit to sell to her client, creating the outlier price -- which was ROFR'd.
