While getting ready to pay our yearly MF’S and I thought I’d take a look at our old loan information.

In 2004 we purchased a 2 bedroom platinum season standard unit at HGVC LV Strip. Total purchase price was $15,040. We haven’t done an owners update in several years. The last one we went to they wanted to only talk about Kingsland, and we had absolutely no interest in that property. Anyone know what the latest price retail for LV Strip is today? I figure it will make me feel batter about what I paid at developer pricing 20 years ago.

We bought resale so when we went for a presentation they would offer to credit us back the original price the first buyer paid even though we paid a fraction of that amount. I recall it was about $20,000 for a Paradise 2 bdrm plat in the early 2000s.

I checked before each of my resale purchases that the name on the deed was the same as what was recorded by the county. Since both are Vegas deeds, they were easy to find. Not sure if it helped or not, but it gave me piece of mind. My Flamingo deed was originally bought in 1994 for ~$11,500 and my Boulevard deeds was bought in 2008 for ~$37,000. Both are 2 bedroom platinum deeds.

I think that they are selling retail deeds now for around $7/pt.

Unfortunately, if you did want to trade it in, that would only give you what you paid for it. We bought a Tuscany Village in 2005 for about $15k and that was all they offer at updates. They tended to want us to trade in our resale Blvd though, which would have gotten a lot more than we paid for it... Haven't done it though... Still not worth the retail prices.

I'm sure the retail price in 2024 is much more than the lodging inflation where $15k in 2004 = ~23k in 2024.

If true that makes me feel a lot better about buying retail when we did. That would put today’s retail price a little over $77,000. Too bad I can’t realize the inflationary and imaginary escrow Hilton places on their property. Considering it’s been built out for years, making the construction price fixed, it’s ridiculous how much they’re charging retail.

Wow! In 8 years they had doubled the price. Our original purchase was an EOY on Karen Ave, upgrading to the 2 bedroom Platinum season in 2001 at LV Blv.

One more reason we don’t go to the owner updates anymore. It’s bad enough we bought retail in 2000 and 2001. I’m not paying anywhere close to what they’re asking today.
