Isla Mujeres ... Punta Sam

On a map I see Isla Mujeres on the mainland and also as an island. Punta Sam is in between Isla Mujeres and Cancun. The new VDP Cancun is in Punta Sam.
So, is Punta Sam part of Cancun or closer to Isla Mujeres and whats the beach like in Punta Sam ?

Isla Mujeres is an island off the coast of near Cancun, but farther north. It is closer to Cancun City, than the hotel zone where all the big hotels are located. To get to Isla Mujeres you have to take a boat from the tiny ports of Punta Sam or Puerto Juarez, most tourists leave from Juarez, Punta Sam is farther but, the ferry can take cars and trucks. Most of the development in Cancun has been towards the south, and onto the Mayan Riveria, recently however, developers have turned north and have begun building between Punta Sam and Puerto Juarez. There is a golf course and now Villa Del Palmar, which is under way. The beach is calm, because it is protected by Isla Mujeres, the water is shallow and in many places full of rocks and weeds. The beach is much better father south, therefore things are more expensive. It was considered a lost area many years ago, but, with Cancun booming it has been rediscovered.
 
Is the VDP on a nice beach and good location in Punta Sam ?

This was once a forgotten area of Cancun. There is an ancient Maya fishing village and a trailer park across the road from this development. Not much has taken place here over the last 25 years. Now, all of sudden things have picked up, mostly because the land is much cheaper than the Mayan Riveria. You cannot expect the international acclaim of Playa del Carmen here. I believe it will be a hard sell. The beach is not fantastic, unless they are allowed to groom it. You cannot walk for miles, as is the case in Cancun. The location is up and coming but, Punta Sam is simply a very basic village and dock site. Somewhat farther north you get to Isla Blanca, another beach area, which by the way is about as far as you can go, before everything turns into a swamp. This will be the last area to be developed. It has broad beaches and many tidal lagoons.
 
1.- I don't know what "VDP" means but the beaches are generally very nice in that area..

2.- "Isla Mujeres" (like "New York") means 2 different things.
a.- it is th name of the island and
b.- it is th name of the municipality that covers both the island and part of the mainland that basically begins at the el Meco ruins and runs north.

Hi Jim
VDP is the Villa del Palmar. The new resort is being built in Punta Sam and we were thinking of booking some time here for 2011 and were wondering how the beach and area was like.
