Is Phuket Beach Club (PBC) a Viable Alternative to Owning a Lock Off for Exchanging?

Over in this post it was noted the annual fees for PBC are $1,100 US. They only have 2BR units, so no lock off at PBC. Annual fees at many of the US based timeshares most often mentioned for exchange (Grande Vista, Harbour Lake, Grand Chateau and Willow Ridge) are nearing $2,000 or in some cases north of that number. Does this perhaps make buying a PBC week a better option? At $1,100 for one week in a 2BR you come close to what the lock off would provide at about $1,000 per deposited week. Add in the lock off fee and you are at near parity. PBC also gives you the ability to exchange using a 2BR, so no upgrade fees.

Should more people consider buying PBC weeks resale vs. the US based exchangers we often tout? Looking at ROFR.net, pricing looks to be about $3000. I notice many of the records are from the same person, perhaps a resale broker?

Not a resale broker, that's me :cool: . Phuket trades well in II and low cost from a purchase and MF's perspective when trading into a 2 bedroom at almost all Marriott resorts. Was also a good purchase from an enrollment perspective up to 2022 when you could enroll 7 weeks with an Aruba week purchase. Phuket platinum weeks are 3,270 points when enrolled.

Not a resale broker, that's me :cool: . Phuket trades well in II and low cost from a purchase and MF's perspective when trading into a 2 bedroom at almost all Marriott resorts. Was also a good purchase from an enrollment perspective up to 2022 when you could enroll 7 weeks with an Aruba week purchase. Phuket platinum weeks are 3,270 points when enrolled.
Wow! You have a lot of weeks there. I noticed ROFR.net indicates N/A for many of the weeks, but a few indicate Passed. Does MVC not have ROFR rights at PBC?

No ROFR for PBC weeks.

I was looking at it and thinking the same. The problem for a couple of listings I’ve seen is it’s RTU till 2035 or something so only 10 years left and the math is different this way. Not sure if you could find a longer contract.

So what will happen in 2035? I suspect owners lose the weeks and Marriott Vacation Club will dump all those weeks in to Asia Pacific and resell them all over again?

Cool. The enrollment is a big game changer. I’m curious about this 2022 cutoff if that’s so special in Marriott history.

PBC has a RTU until 2081. I'll be dead and my daughters will be in their 80's All good and still plenty of time to enjoy👍

Cool. The enrollment is a big game changer. I’m curious about this 2022 cutoff if that’s so special in Marriott history.
Up until 2022 one could purchase an Aruba week (better value than buying points) to enroll 7 PBC Platinum weeks at what I believe was a reasonable price. Post 2022 the enrollment offer for an Aruba week has been limited to 4 weeks at a cost I'm not willing to pay.

If PBC goes away in 2081 then Asia Pacific loses all points associated with the PBC weeks they own. Asia Pacific ownership of PBC increases every time weeks are revoked and assigned to the Asia Pacific points club.....

Good to know it is 2081 and not 2035. That is a big difference. Even though the value isn't the same with enrollment now, they still seem to be a good option as a trader. I am surprised (or maybe not) that PBC doesn't get more attention in this regard.

2025 fees are THB 39,271 which is about USD $1,160. Yes, it's a cost effective exchanger, especially if you exchange into a Marriott/Vistana 2br.
