is it possible to get a free mariott timeshare?

hello all,

I hate to take advantage of peoples hard times but wondering if people ever just want to get rid of a Marriott timeshare for the maintenance cost and transfer fees?

If not free what would a very low price be for a platinum or gold week?

Also... what about the fee for an every other year with lockoff

I only want Marriott as that is what my family has and I want to trade to go to the same resort at the same time.

I don't care about the marriott location as long as it has decent trade power. I thought Marriott was not taking back locations.

If not free what is the lowest price out there?
 
I'd suggest checking out the Marriott board. Marriott is supposedly working on a new internal trading system that may make it harder to trade up to peak weeks at prime resorts.

I don't know about that. I'll bet you you could buy a Vail or Breckenridge Silver with a price of $1 and they would let it through just so they would have somebody paying the $1k maintenance fee for that time of the year.

Which resort & when does your family travel?

We can probably give you more specific advise if you tell us where & when you want to travel. Even the best trader can have a hard time getting an exchange. If it's a popular resort at a busy time (summer on the beach, etc.) you'll need a very good trader. Or you might even want to purchase at that resort.

The cheapest prices are generally found on ebay. If you search for completed listings you'll get a general idea on what things have been selling for in the past 30 days.
 
One if my Family Members has a Platnium and silver is Barony Beach. The other has a gold in Horizons Orlando.

We usually travel the last week in August.

Platinum oceansides at Barony ...the lowest I can see you getting them, based on my checking for the past 2 months on various sites, would be $20,000. You will probably find more around the $22-24000 range. Oceanfront is more, but since you are looking for a steal of a deal, you aren't going to find anything at the price you would want to pay. Now, if you look for off peak, you can find them pretty reasonable. I think there are a couple silver Barony's on e-bay right now. I have heard people use Craigslist, I have tried to use it, and apparently I cannot figure out how to make it work for me, as I have not found anything of use there.

So you are looking for a Marriott trader to exchange into Barony Beach the last week in August?

If you are able to use Flexchange almost any Marriott would work if you are patient, check online numerous times a day and are somewhat flexible in what you'll accept (other HH locations, different check-in day from the rest of the family).

If a silver Barony Beach is working for another family member then I'd watch ebay. You should be able to get one on ebay for not too much.

I know a Marriott Shadow Ridge silver week passes ROFR a little while back for $500. We have had very good luck trading with our SR silver week. Don't know how well it will work though after Marriott goes to the internal trading system. We'll see.

The TUG resort and review web page shows reported sale prices for the Barony and Harbour Lakes (formerly Horizons). Free information for TUGGERS. :whoopie:

Check closed ebay auctions for final sales price information. You will not know whether Marriott exercised its ROFR but it will provide some data. Within the past 15 days, a 2BR gold season at Barony sold on ebay for $3300. So, try your luck on ebay and hope that Marriott does not exercise its ROFR on your winning bid.
 
Let's not forget about the Summit Watch Bronze for $1500. No closing costs direct from Marriott. No questions asked.;)

I think a bronze or a silver week would easily pass ROFR for $1. Heck, I think a platinum week would pass ROFR for $1 b/c I believe that in this economy Marriott probably has enough inventory and in no way wants to increase their inventory.

That being said, platinum weeks still have decent intrinsic value even in this economy and in the free market without ROFR being exercised. There are still certain platinum weeks that are drawing prices around 20K or higher.

According to the rofr database, there was a platinum ocean front at Grand ocean that cleared at a little over 19k.

If you generally travel the last week of August a Silver Barony will get you there on a trade. I would not go any lower in season. :cool:

Actually although silver will get you into the last week of August I would try to get a gold or platinum as you mentioned. Definitely try ebay bidding and only bid just so high. You never know. :whoopie:

Marriott isn't exercising their ROFR on silver weeks and as it appears on gold weeks either. Many platinums have also gotten through. If they happen to exercise ROFR on what you buy then you will have to just start looking again. Not really a problem.

While this is cheap to buy, the ~$1K in MF makes it a cheap option. The lock off is a good option here though.

I agree. For the most part Marriott is not exercising ROFR. At least this is what the database shows. Though the database is not a complete cross section of all sales, only those completed by people here. I would think that if Marriott has a buyer on a waiting list for a premium week and one comes along via ROFR, they would exercise it since they could turn it over quickly.

In many cases though they already have plenty of people on waiting lists to sell their weeks and would rather go this route instead of ROFR since they never actually have to take the weeks back in to their name. Thus reducing their risk exposure.

I just bought an Silver Oceanside Barony Beach week for $1122 (total including closing costs) and got 2009 usage.

I agree the silver will easily pull gold weeks and some platinum as well if patient. I can currently see May weeks at GO, BB and SW with a "low" silver week as the exchange.

(It's confusing, because generally on TUG when folks refer to "resales" they're talking about purchases not made direct from the developer. Also, MVCI does not differentiate between direct purchases of original and re-acquired inventory.)
 
okay so it may not be easy to get one free... So having said that for the purpose of trading... Do I need to buy a platnium? What location is the best bang for the buck and what type of week?

You need to buy a week that trades "red". Most of the time it means buying at least a "gold" week. In some cases that is a silver / white season (Like summer at Palm Desert). But, in the case of a summer week in Palm Desert, it is considered "red" in II book but a "Pinkish" color not the bright red of the winter weeks in PD.

So IMHO stay away from winter in Hilton Head. Or mid fall at the ski areas. BUT OK to do summer in the desert or most "gold" seasons at most Marriott resorts.

As far as the best bank for your buck. It may be the summer weeks at Palm Desert. They are cheap but still in demand because it is summer and it is close to the huge demand of the LA area. Also all three resorts there have lock-offs which makes one week in a 2 bd into 2 weeks (one each for the one bedroom side & studio side) I'd own there but my DW hates the desert and will not let me buy somewhere which she never want to visit.

Sue, I am talking about the resale market, not Marriott direct. According to my VP contact, Marriott does not have any Grande Ocean platinums available right now.
