Resorts Owned
DVC at Aulani, DVC at Hilton Head, The Colonies at Williamsburg, and The Grandview at Las Vegas
Likely not but just curious as I know nothing about BG and how restricted the resale contract is and how the new Hilton ownership treats it. I ask because good low MF HGVC contracts are not cheap and the enrollment fee is high so curious if a BG resale ownership is a cheap way into it.

Any facts or even speculative thoughts to share?

I believe BG resale, if it follows HGVC and Diamond and Embarc resale means it won't get you any access to HGVC. Only legacy Bluegreen properties.

would suggest buying HGVC resale if your interest is in the HGVC system! they can be had for pennies on the dollar!

No Max for resale. If you want HGVC, then buy resale HGVC. If you are looking for free HGVC with low MFs, then I think that you will have a problem. The "rule of thumb" price for HGVC previously was $1/pt for a platinum annual deed. We are way below that currently.

Many can be had in Las Vegas or Orlando for very cheap prices. I recently bought 7680 points (odd year) at Parc Soleil in Orlando for $1 (closing fees of $99).

I see no secret back door through BG. Actually the RCI availability to many HGVC properties including Hawaii is pretty good and I will just do that. Curious how BG trades in RCI.

BG/RCI portal is a fixed grid.
I no longer have access to BG but an example would be HGVC Bay Club or Lagoon Tower or any Hawaii property would be 22,000 BG points for a 2BR, 13-15,000 for 1BR. Manhattan Club or NYC Hilton 10,000 studio, 12,000 1BR. There can be seasonal variations as well for some areas.

I just helped a friend book two weeks on the Big Island for February 2026. All (almost) the HGVC resorts are available to current BG owners resale or retail by paying a RCI $299 exchange fee.

I purchased Lagoon tower, resale for 5K( ALL FEES INCLUDED) 9280. points, Gold Season, 2 Bed Lock off, be aware HI maintenance fees are high. I was able to purchase Marbrisa (Carlsbad) for $1600 (All fees included) via Ebay, again 2 Bed Lock off, Gold Season. Maintenance fees are lower in CA. HGVC only has 48 resorts and a lot do not come available for a full week. That said I was able to trade the CA property for HI one year.

How much MF is for 22,000 BG points typically? I got a 2-bed in Bay Club for 115k RCI points, slightly less than 1c per point in MF.

Do you mainly use them for stay or for trade? It feels easy to trade into either Lagoon Towers or Marbrisa in Gold Season through RCI, if planned a year ahead. Its also cheaper to pick up a Wyndham contract or a Vacation Village trader to achieve that.

2025 maint fees
95% of points are in trust fund E

Wanted to update the Bluegreen fees for Trust Fund E.

Base = $373
Club Dues = $184
Points = (# of points) X $0.1052

MF is the sum of Base + Points.
Total annual obligation is Base + Points + Club Dues

So lower point owners pay a higher per point cost

Thanks. Got it. I will cross off BG for the next 10 years.

Just wanted to be sure that RCI exchangers know that there are also resort fees which are required in many cases for RCI exchanges into HGVC resorts. Those may be avoided if you own at the HGVC property you are exchanging into. Such is the case for HGVC MarBrisa. For RCI weeks exchanges into MarBrisa that adds up $35 per day or $245 per week.

Wow ... annual fees in that example for 22k BG points add up to $2,871.40 ... if I did the math right.

The Hiltons in Las Vegas would be my only choice for a purchase. I am just that picky. I wouldn't buy Bluegreen or Diamond to get access to Hilton. I love Hilton and used to enjoy exchanges into the Hiltons, but it's become so ridiculous to pay trading power + exchange fee ($299) + $25 per day to stay at a Hilton via exchange. Last-minute inventory is something I don't grab because I don't plan within a few weeks of travel. Wish I could!

If you owned 40,000 points your MF would be 4,773
Divided by 40K is $0.119 per point
$0.119 x 22,000 - $2625

There are sweet spots in every system.
La Cabana Aruba is 9K/6K for a 1BR/Studio in January
$1,071 and $714

fees have skyrocketed the last few years

Fees for the 2019 use year are:
Base fee: $360
Per point fee: $0.0613
Club dues: $139

Fees effective 2022
Trust Fund E
$373 (base) + $154 (vacation club) + 0.0708 x # points(maint & real estate).

2025
Base = $373
Club Dues = $184
Points = (# of points) X $0.1052

Yes, it’s stated in the confirmation.
I paid $25 per night at Elara

What’s wrong with BG? They want to bankrupt owners?

Over the last 18 months I have sold my ownership.
The value is no longer there.

And MANY owners are low point owners of 8/10/12K points.

10K MFs are $1,609.
You can rent at many BG resorts for less than the MFs.

Likely a stupid ?, sorry if it is
I’m buying a blue green from another tugger, I have several Hilton timeshares booked, if I own blue green do I have to pay the resort fees?
Thanks
Just trying to learn the system

I don't know in your situation. I don't think you will get any breaks. This does not match the example I gave above.
