We are at our fixed week 31 unit this week and was pleasantly surprised to find out that the resort has brought back daily garbage disposal and towel exchange (if needed). Also if you are booked for the whole week you get a free mid week cleaning. They used to do this pre COVID and then discontinued it the past few years. (You can also pay for a cleaning if you are staying less than a week).

Also they used to put pool towels in your unit (which you could exchange if need be at the desk or with housekeeping when they come in daily. Then they started putting all the towels at poolside for people to take as needed with bins to drop them off in after use. Then they stopped that and you had to go to the desk to get towels and return them to bins kept in the lobby. So for me putting them back in the room seems to be the better idea. Also housekeeping staff more likely to get tips which could be the reason they are doing this- retention. I mean- I know I don't leave a tip just because my room was ready for us upon check in.

This all said no one has thrown our garbage for the past two days or exchanged out our used towels- not that we needed it yet anyway as we have only been here since Sunday evening. I did call the front desk to make sure I read this all correctly in their guest book in the unit and they confirmed it was correct. (They also did call our room and left a message earlier to make sure everything was satisfactory.)

The guest book is very thorough and has a lot of information on the area for everything you need to know to enjoy your vacation. They have many activities- on and off campus- to keep you busy during the week- some for free and some for a minimal charge. Very family friendly. We have been coming so long and live not far from here so we already are familiar with everything, but it's great for people who have never been to the White Mountains.

We acquired this unit for free back in 2015 and I have to say we've been very happy with it. It's in the oldest building at the resort, which overall is fairly old, but they manage to keep things in great shape. They recently upgraded the hot tubs and pool areas the past few years and added a movie theater with movies running almost continuously all day (free plus free popcorn). They have pickle ball, tennis, basketball, playground, fire pit, barbecue grills, game and craft rooms, ice cream, music. The past two years they had a popular food truck come once during the week with delicious pizza and other Italian food like subs, etc., but it seems that's been discontinued. Not sure why.

We also like that we have free day use throughout the year, so especially in winter we will sometimes take the 40 minute ride up to use the indoor pool (they also have a heated outdoor pool in summer) and hot tubs (one in and one out)

The only thing I wish they had was more comfortable living room/dining room furniture. Just like many timeshare resorts it's really hard to get comfortable, but at least the bed is very comfortable.

The town of Lincoln has gotten very built up with the humongous Riverwalk Resort (has an affiliation with Pollard Brook). A Hampton Inn was built recently and now the land next to Pollard Brook has been cleared for yet another hotel.

I think the town needs a bigger/better supermarket (and Rite Aid has now closed). We just end up bringing our food from home. I do like that there are restaurants and shops conveniently located right in town, a movie theater, and live theater. Gas stations have outrageous prices, though.

Anyway, even after all these years we still continue to enjoy it here. Yesterday we spent the day in Franconia Notch at Echo Lake- me floating around and hubby fishing. Then we got us some ice cream sundaes at the resorts ice cream "shop" and sat poolside to hear some music from our past by a local gentleman.

Today we drove way up to the Northeast Kingdom of Vermont to check off the last three towns on the Canadian border that I needed to visit up there for the VT 251Club.(so far we have done 201 towns) Plus had a nice picnic at Seymour Lake.

Totally agree about pollard brook. We own at 4 innseasons and enjoy all of them.
We will be there for foliage this october.
For those who may lose options with wyndham exiting some new England locations, you may want to look at what innseasons has to offer. We also enjoy Maine and two of their cape cod resorts.
For us in Vermont pollard brook is 75 minutes and makes for great mini trips!

This is great to hear, thank you for the details. My wife and I are super excited to try InnSeason Pollard Brook for foliage season this October and Falls at Ogunquit for lobster season next August.

Do you have any restaurant recommendations for Pollard Brook?

Pollard Brook is on my list as it regularly shows up in RCI at what seem decent rates, but I think it rarely (or doesn't have) 2BR so I'd have to book multiple units. I hope next year...

We like the Woodstock Inn and Brewery. A lot of people like Three Mountain Burger and Gordy’s and the Gypsy Cafe.

Flapjacks is good for breakfast. Always a line to get in.

We haven’t been to the new Common Man Diner, but will try it this week and we haven’t been to their restaurant in a while, but will go this week also since we have a Common Man Gift card. We liked it in the past.

There’s an Italian restaurant inside the Riverwalk Resort. People seem to like it. I think it might be pricey.

And being starved for good Chinese food since moving to New Hampshire, the Chinese restaurant in N. Woodstock isn’t bad. You can get take out there as well.

Of course, there’s also some pizza places around. Again, being from NY I can’t say they are great, but they’ve been here a while so people must like them.

You’ve got a fair amount of choices in Lincoln and North Woodstock.

We haven’t belonged to RCI for ions so I am not familiar with the exchange availability.

Our unit is a 2 bedroom loft in the Liberty building- corner unit- top floor- with a balcony overlooking the tennis and pickle ball courts. Gas fireplace in living area. It’s sleeps 6. Master bedroom (king bed) and bathroom with jacuzzi tub on first floor. Second floor has another full bathroom with 2 singles in the bedroom and 2 singles in the loft. Kitchen is small and basic, but functional. If you need something like a crockpot, say, they will bring it to you if they have one.

AC is in the bedrooms. We leave the doors open all day to cool the whole place. Plus a ceiling fan over the living room.

I exchanged into a 2 Bedroom here last summer and also back in 2020. Two bedrooms come up in both RCI and II, but you have to watch all the time. This is a favorite resort...nothing fancy, but so comfortable and homey.

@WinniWoman ...curious about what VT towns you crossed off your list. I LOVE VERMONT. :) I need to get into that club. Seems like I trek all over VT anyway!

We rented a few days through the resort (thanks to a tip from a Tugger) and really enjoyed our time here a couple of years ago in the fall. The property was well kept and very comfortable.

We had never been to New Hampshire or the surrounding area before and had a great time exploring the area.

So yesterday we put 300 miles on our car! We visited Averhill which is unincorporated so no actual “ town” to see- just land on a dirt road that was like 15 miles! Be wary of GPS and take an updated atlas!

Then we proceeded right to the border to Norton at the 45th parallel. From there to Holland- again- just a “ place” but farms and a paved road at least! Lol!

Lake Seymour is in Morgan right near Holland. We did unintentionally drive through Warrens Gore as well.

This is the map of the 201 towns we’ve done so far. Click to enlarge.

Yes. The resort has some rentals. Timeshare owners can rent on their own or through the resort if they aren’t going to use their weeks.

Thank you for posting about Pollard Brook. I booked a two bedroom this morning with II for Sept.28-Oct.5. We usually go to Vermont, but decided to try a different place after reading your review. It should be around peak foliage season.
